RANCHO SANTA FE - A COMMUNITY PROFILE   Rancho Santa Fe (downtown, above photo), in San Diego's North County, is a bucolic and affluent residential community on rolling hills filled with Eucalyptus trees and orchards.  Years ago thousands of Eucalyptus trees were planted to be used for the railroad, but the wood turned out to not be appropriate. Thus the trees remain and add to the beauty of Rancho Santa Fe and the rolling countryside. Located about 5 miles inland from the ocean (adjacent to and east of Del Mar, Solana Beach and Encinitas) and perhaps 20 miles from San Diego, the Rancho Santa Fe community offers the best of suburban living but at a hefty price. The town is unincorporated and covers an area of approximately 6.9 square miles. If you are seeking a luxury home, gated estate...

Here are the summary statistics from the MLS for Rancho Santa Fe for January, February and March 2007. There are some things to note. [photo is of the Rancho Santa Fe Inn]Rancho Santa Fe is a unique community in that the prices are very high, marketing times are long, and inventory of attached homes is very limited. Thus you will see some data are not available for the early part of the year for attached homes because none have sold. Because of the high prices, the median and average can shift quite a bit from month to month. The inventory of Rancho Santa Fe homes for sale has increased slightly in 2007, but overall is 13% below the peak inventory of January 2006.For more information, read the community profile on Rancho Santa Fe.  AS OF JAN. 31, 2007ATTACHED HOMES   DETACHED HOMES   Ac...

First Republic Bank has created the first statistical model-The Prestige Home Index-that measures changes in home values in excess of $1 million in key California markets. What are some of the common features of these indexed homes? They have at least 3000 to 6000 feet, three to six bedrooms and three to six bathrooms, according to the study. Many are substantially larger. Digested reporting of this index would probably too hefty for one blog. Instead, we'll turn it into three shorter ones.Today's focus will be balmy and palmy San Diego County in Southern California-with emphasis on the tony towns and zips of Rancho Santa Fe (92067), La Jolla (92037) and Del Mar (92014).First Republic reports that the average luxury home in San Diego is a record $2.18 million at the end of 3Q 2006.  Fir...

Here are the summary MLS statistics for Devember 2006 for Rancho Santa Fe, CA. As in other communities, marketing time has slowed dramatically (even though it tends to be much longer for very high priced communities anyhow), and there is a large inventory of homes to select from. Keep in mind that the amrketing time represented here may actually underestimate realty, since some homes may have been listed previously with the same, or a different, agent - the MLS only provides days on market (DOM) for the current contract. It is not unusual for a very high pried home to be on the market for a year, or more. But some do sell quickly since there are always buyers of luxury homes on the lookout for a particular type of property. If you live here, you are already aware of the priciness of this...
