I recall a luxurious mansion in Houston’s lovely River Oaks that had, in addition to every other conceivable room, a luggage room. The summary market statistics from the MLS for Rancho Santa Fe for March and April 2007 are shown below.Prices in Rancho Santa Fe continue to be the highest in San Diego County, on average. There is minimal inventory for attached homes and the marketing time is extremely long, on average (7 months), with a small number of sales in any given month. We continue to see a fairly large inventory of detached homes for sale in Rancho Santa Fe, which currently range up to $40 million. Detached homes, as well, take a long time to sell - longer than in any other North County San Diego community, however this is common in the high end market, especially for luxury homes.  For some reason, crystal chandeliers are dirt magnets. They sparkle like nothing else when clean-and look like clouded glass when soiled (which occurs all too soon after cleaning).Let's face it, crystal chandelier-cleaning is a drippy, arm-tiring and time-consuming chore, no matter who performs the task.How about just tossing your Swarovski or Strass crystal chandelier into the dishwasher? Here are the summary statistics from the MLS for Rancho Santa Fe for January, February and March 2007. There are some things to note. [photo is of the Rancho Santa Fe Inn]Rancho Santa Fe is a unique community in that the prices are very high, marketing times are long, and inventory of attached homes is very limited. Thus you will see some data are not available for the early part of the year for attached homes because none have sold. Because of the high prices, the median and average can shift quite a bit from month to month. First Republic Bank has created the first statistical model-The Prestige Home Index-that measures changes in home values in excess of $1 million in key California markets. What are some of the common features of these indexed homes? They have at least 3000 to 6000 feet, three to six bedrooms and three to six bathrooms, according to the study. Many are substantially larger. Digested reporting of this index would probably too hefty for one blog. Here are the summary MLS statistics for Devember 2006 for Rancho Santa Fe, CA. As in other communities, marketing time has slowed dramatically (even though it tends to be much longer for very high priced communities anyhow), and there is a large inventory of homes to select from. Keep in mind that the amrketing time represented here may actually underestimate realty, since some homes may have been listed previously with the same, or a different, agent - the MLS only provides days on market (DOM) for the current contract. It is not unusual for a very high pried home to be on the market for a year, or more.
