For years, I have been practicing my "Tai Chi" religiously...for my health! I used to fall down alot! I used to break bones alot! My feet, my ankles. After I broke my wrist really, really bad and completed my physical therapy my therapist suggested I learn Tai Chi to assist me in learning better balance and help me become more aware of my surroundings, also to improve my muscle strengthe and joint flexibility.  There was only one person she wanted to suggest to me. Georgette Coffey, known in the area as the teacher of Tai Chi for Arthritis whose program was written by Dr Lam who has been training instructors world wide in the benefits and techniques of doing Tai Chi on a regular basis. Geogette Coffey can be reached through her website at www.FlowingWatersTaiChi.com or by calling her at...

I have taken the simple approach to this which relieves my Buyers anxieties of paying the "Mello Roos" taxes associated with many of our newer communities in San Diego County. It has proved very successful to lay out this added monthly expenditure right up front... In 4S Ranch, for example, the taxes paid by the potential home Buyer are approximately 1.7% to 1.8% of the purchase price annually including the Mello Roos, which is a tax base that provides the money to build and improve exisiting infrastructure. It basically pays for the improvements and the construction and maintenance costs of the parks, community pools and walking/hiking trails, new schools, roads etc. In Del Sur that percentage averages 1.9% Just figuring out a simple Buyers Net Sheet will provide a pre approved Buyer t...

This is my first of many posts on an area in North San Diego County Inland which is presently being developed into an environmentally friendly place to live! Del Sur boasts the newest state of the art schools in the Poway Unified school District. The elementary school runs on its own solar energy and is equipped with the highest available level of technology. Del Sur is located less than 5 miles from the Pacific Ocean and presently has close to 500 established residences within its boundaries A specific percentage of the 2500 homes that will be built in this community will be equipped with solar packages large enough to sell back unused energy on the grid to San Diego! All homes are equipped with energy saving light and insulation packages, most have tankless water heaters. These are tr...

The oldest winery in Southern California was built right here in Rancho Bernardo in 1889 and it was the host today of a local Arts and Crafts Festival. The winery is still producing wine here but most all the grapes are brought in from other parts of California. I was impressed with the amount of antique machinery and the old wine presses used at the turn of the century. The extensive grounds are much like a graveyard for rusted out old farm equipment and tools that is so very interesting. Everywhere you look are old antiquities. There are even a couple old antique Olive presses resting comfortably from their glory days tucked into the shade of the remaining olive trees. Today most of the grounds where grapes were once grown are covered with quaint shops, restaurants and they still do w...

John Trucillo, former Chief Economist for the National Association of Realtors, is the smartest person I've ever met on the subject of the real estate market. In the September-October edition of "The Real Estate Professional" magazine, John stated that "Most of the metropolitan areas in the United States have housing markets that have stopped declining and are stabilized, poised for the upside of the cycle." I believe he is correct, at least as far as San Diego and Rancho Bernardo are concerned. We are at or near the bottom of the market now. So, how bad has this down cycle been? I have tracked market trends in Rancho Bernardo every month for many years. The average sales price for a detached home in zip code 92128 topped out in mid-2005 at $671,272. In the past six months, the average ...

After surviving the 2007 October Wildfires that destroyed several homes in Rancho Bernardo, two very important insurance consumer truths became apparent to me that must be shared with you, your family, friends and clients.  Although fires can strike at any time, the most dangerous fire season is from 10/15 - 10/31 so please take note. 1.)  Adequate Insurance Coverage:  Your home is your most valuable asset and you must protect it.   As a homeowner the odds that you are currently under-insured in the event of a total loss are high.    Under-insurance, especially in the dwelling amount, is the single largest issue facing survivors of the CA 2007 Wildfires.  Take action NOW to review your policy.  Retrieve your Policy Declarations Page.  What is the dwelling amount?  Take that amount and d...

When you sell a house or condo, the buyers will require a Structural Pest Control Clearance as a condition of getting their loan. This means your property must be free of wood-destroying pests such as termites and dry rot, which is a wood-eating fungus. Lately, there seems to be an epidemic of both termites and dry rot in Rancho Bernardo. I don't know if this is a function of the wet weather or what, but nearly every house is infested to some extent with either termites, dry rot, or both. So, what can you do to protect your property? Keep all exterior wooden surfaces well sealed with paint or stain. Dry rot most often occurs when water penetrates the wooden facia, exterior beams, or patio covers. It is hard to keep termites away but you can save yourself a lot of money if you discover t...

Unlike other areas of Rancho Bernardo, 4S Ranch, and the Santa Fe Valley, the gated ColRich Homes communities of Bel Etage, Salviati and Savenna don’t have an overabundance of listings. In fact, these three communites have only a very few homes available at all. What’s the reason you may ask? These neighborhoods of estate homes, built by Colrich just a few years ago have had very low turnover and virtually no owners currently testing the current market conditions. We took a look at the recent history of the developments and offer up the following. It’s interesting because the Santa Fe Valley is such a desireable place to live. I’ve talked to a few prospective seller’s who feel that because of the Wildfires, and with the hillsides burned, that waiting to list is the best thing. This str...

Homeowner Bailout LegislationThere's hope on the way for homeowners loosing or in danger of losing their homes due to the housing crisis. If two leading Democrats have their way banks and tax dollars would bear the burden. Barney Frank and Chris Dodd are proposing legislation that will have the FHA back an additional $300 billion in refinanced mortgages from troubled homeowners. According to this legislation the lender or investors would reduce the current loans on the homes to 85% of the homes current appraised value. FHA would then insure the loans and give the borrowers a new loan at 90% of the new appraised values. The homeowners would immediately have 10% equity in their homes, which to me in this real estate market can be lost in 1 month if the declines in some areas continue the ...
