For years, I have been practicing my "Tai Chi" religiously...for my health! I used to fall down alot! I used to break bones alot! My feet, my ankles. After I broke my wrist really, really bad and completed my physical therapy my therapist suggested I learn Tai Chi to assist me in learning better balance and help me become more aware of my surroundings, also to improve my muscle strengthe and joint flexibility.  There was only one person she wanted to suggest to me. I have taken the simple approach to this which relieves my Buyers anxieties of paying the "Mello Roos" taxes associated with many of our newer communities in San Diego County. It has proved very successful to lay out this added monthly expenditure right up front... In 4S Ranch, for example, the taxes paid by the potential home Buyer are approximately 1.7% to 1.8% of the purchase price annually including the Mello Roos, which is a tax base that provides the money to build and improve exisiting infrastructure. The oldest winery in Southern California was built right here in Rancho Bernardo in 1889 and it was the host today of a local Arts and Crafts Festival. The winery is still producing wine here but most all the grapes are brought in from other parts of California. I was impressed with the amount of antique machinery and the old wine presses used at the turn of the century. The extensive grounds are much like a graveyard for rusted out old farm equipment and tools that is so very interesting. Everywhere you look are old antiquities. John Trucillo, former Chief Economist for the National Association of Realtors, is the smartest person I've ever met on the subject of the real estate market. Homeowner Bailout LegislationThere's hope on the way for homeowners loosing or in danger of losing their homes due to the housing crisis. If two leading Democrats have their way banks and tax dollars would bear the burden. Barney Frank and Chris Dodd are proposing legislation that will have the FHA back an additional $300 billion in refinanced mortgages from troubled homeowners. According to this legislation the lender or investors would reduce the current loans on the homes to 85% of the homes current appraised value. FHA would then insure the loans and give the borrowers a new loan at 90% of the new appraised values.
