Mortgage interest rates edged up a little this week but they are still way below the norm. Some encouraging news, the government sold its remaining stake in Citigroup and AIG said it will pay back the final $20 billion it owes the New York Fed. The Rancho Bernardo, CA 92128 real estate market is reasonable to strong for detached homes.  It is a strong seller's market for 62% of the detached homes and reasonable for most of  the rest. The market behavior is mixed for attached homes (e.g., condos / townhomes).  For homes under $350,000 (about 85% of the attached home market), it is smoking hot.  Above $350K, it is a buyer's market or tepid at best. How long a home stays on the market is also dependent on price range.  All but the cheapest condos should "fly off the shelves" in 60-days on average.  For detached homes, the time on market varies substantially, from as little as one month for just over five months (ignoring the single unit which stayed on the market for 297 days). There are currently 30 active listings in Carmel Mountain, where the listing with the highest days on the market belongs to an attached home that has been for sale 272 days so far and is priced in a range from $299,888 – $324,888. It happens to be a distressed sale in a gated community with specific showing hours. Hmmm, any wonder why it's still on the market? Just for comparison sake, the median home in this neighborhood has seasonally adjusted to $449,000 with an average of 1653 square feet in the area statistically, including distressed factors, is showing an average market time of 75 days. This Sunday, December 5th, from 9am to 3pm the CMR Street Fair will have a winter theme.  How exciting for area residents to start their holiday festivities! There will be about 150 vendor booths, carnival rides in a “kids zone”. Also, in the event there is a free classic car show. The Poway school district consists of 4 zip codes; they include in San Diego - 92127, 92128 in Rancho Bernardo, 92129 in Rancho Penasquitos, and 92064 in Poway, California.  The stand out zip code for sales in detached homes, with the highest market increase in the Poway School district within the last year was the West side of Rancho Bernardo (in 92127). The area has more than stabilized and in June of 2009, the average sales price was reported at $757,715 and this year in June of 2010, the average sales price was reported at $975,067. What an amazing recovery! A lot of that has to do with the fact that the 92127 zip code has a large portion of 4s Ranch home sales included in it, but they also have one of the newest state of the art high schools in San Diego county.   Carmel Mountain is located in San Diego, California and in the I-15 Corridor of the metro inland area. The neighborhoods are in a master planned community that's well located for major shopping, popular restaurants, award winning schools, country club golf course, nearby parks and recreation center, their own public library and easy commuting.   There are currently 41 active listings in Carmel Mountain, where the listing with the highest days on the market belongs to a home that has been for sale 158 days so far and is priced at $599,000.  Most might believe it is a short sale, but it is a “regular sale” with words like “price reduced” in front of the remarks section. These are the best of the Fireworks photos that I took last year here in my home town, Rancho Bernardo at our annual 4th of July Fireworks Celebration. I had only had my SLR camera for 2 weeks at that time and struggled mightily to get even these. This year I am a little better prepared and I will have along a tripod and remote shutter that will certainly help things out a bit.  Weather conditions can greatly affect the amount of smoke that hangs in the air and the clarity of how the images are captured, especially using much slower shutter speeds. I am anticipating some great new photos but no matter how the photos come out, it is the spirit of the celebration that really counts and that will always be exciting. Have you heard that Palomar College purchased some choice land in Rancho Bernardo. here's the news story, do you see anything in it about the added congestion that the student traffic will cause in nearby Westwood? Wasn't it enough that an elderly gentleman has already lost his life near that intersection???The city hasn't even built the side walk out to that entrance. It doesn't seem like they will take responsibility for his life either, but that subject seemed to just get swept under the carpet when it happened. I was talking to a close friend who lives in the Westwood area recently and she was sharing with me her concerns of even more traffic on Rancho Bernardo Road and the possibility of the students eventually parking on the residential streets of the quiet neighborhood. Farmers Markets in San Diego are fairweather events. We may get a little breeze or too much sunshine but not often do we have to worry about inclement weather to make the experience of shopping at a Farmers Market difficult or challenging.
