$8000 Tax Credit for First Time Buyers Warning: Do Not Wait... The Tax Credit expires November 30, 2009 The credit is available to homebuyers who purchase a home before December 1 of this year.  In an effort to make the effects of the credit felt quickly in the economy, homebuyers can claim the credit on their 2009 tax return. The tax credit represents 10 percent of the purchase price of a home up to a maximum of $8,000 or $4,000 for married taxpayers filing separate returns.   The $7,500 credit that was authorized under earlier legislation last year was actually a 15 year loan; the new tax credit does not have to be repaid by the homeowner under ordinary circumstances. The credit does have to be repaid if the homeowner sells the home in less than 36 months or if the home ceases to be h...

Allowable FHA Closing costs 2009 Important: Much of the FHA home loan information found online today is outdated. Most aspects of FHA Loans have remained the same over the years, however there have been changes to the FHA closing cost policy. Many of these outdated articles claim there are FHA closing costs the buyer cannot pay, besides the Tax Service fee this is not true anymore..Forward Mortgage Allowable FHA Closing Costs In 2006 FHA discontinued itemized allowable and non-allowable fees.  Lenders can now collect from the borrower those customary and reasonable fha closing costs necessary to close the mortgage. However, borrowers may not pay a Tax Service Fee and may not pay more than a one percent (1%) loan origination fee. Reference  FHA Mortgagee Letter 2006-04 Buyers are allowed...

If you've got some children who have not yet been exposed to model railroads, I have a great place to get them that exposure. You just might find some interesting plants to buy for your home, too. My two favorite plant nurseries in San Diego County are Simpson's Garden Town Nursery in Jamul and Walter Andersen's Nursery in Poway. Both of them are much, much more than just plant nurseries. For example, Walter Andersen's Nursery in Poway has a huge garden railroad. It's usually not running when I go by, but I was at a recent home inspection up in Poway and we stopped by after the inspection. The Garden Railroad was not only running, but they have changed from running it two days a week to running it daily from 10:00 a.m. to 4:00 p.m. If you're in the neighborhood, stop by and just relax ...

Hello and Welcome to Poway Foreclosure properties. During the recent down turn Poway home prices have experienced declines due to the overwhelming number of foreclosures and the tightening of credit. The region also faces pressure due to the recent rises in unemployment. So the question to ask, Is there opportunity to buy in this market? We believe the answer is Yes, but only with the right approach. The potential silver lining and opportunity here is the following: According to Dataquick, in the month of March, 2009 there were 3,020 sales in San Diego county which represents a 43% increase in sales volume over March of 2008. The median home prices in Poway for that same period have fallen by 20.4% to a median price for Poway of 390,000 making Poway as affordable as it’s been in years....
