There is so much competition out there that just providing a good service is not enough to stay above the competition. I've got an idea that can help you close your sales. Why not offer a mini vacation.  You can actually afford a mini vacation as an incentive for the buyer after they close or you can offer the incentive to the sellers.  This website has mini vacations for just under $ 250.00. What if your buyers & sellers have put everything they have into this transaction and they just need to get away from everything and everyone for a couple of days but financially speaking they can't afford it.
