Best Time to Buy in Three Years??? C'mon Nic, you're just saying that because you're a real estate agent and you want me to list my house!  Let me give you the facts of what has happened the last 3 years and what has happened the last 3 months.  I noticed the downturn hit when I listed 325 New Hampshire back in June of 2006.  We started at $660,000 and ended up chasing market down to $585,000.  The same thing happened with 218 Massachusetts which I listed in June of 2007.  We started at $549,990 and ended up chasing the market down to $460,000.  Then in September of 2007, I listed 625 Bunker Hill Circle.  This property was listed at $545,000 and ended up selling for $510,000.  I actually witnessed the end of the "downturn" while listing 601 Valley Forge Drive.  This home was listed in D...

There are 65 Single Family ("home home"s) for sale.  Only 10 of those homes are over $700,000. There are 60 Single Family residences IN ESCROW...that is an incredible statistic. Home Sales in Placentiaare really changing.  We are seeing the numbers of homes that sold per week increase by 45% over last year.  As far as inventory or available homes for sale, we are seeing a huge drop in numbers, minus 38%, which is really limiting the choice by buyers.  For the "deals" or REO homes for sale, new listing of bank owned homes is at 38% of one year ago. Placentia currently has only 85 homes for sale, 60 being single family homes, with the remainder of 25 being condos.  Placentia real estate is very short in supply.  Check for comparable neighborhood prices at www.foustonline.com, Home searches will help you to see what the market is saying.  Also review neighborhoods to get a comparison of the areas.

You may be surprised to learn that the number of foreclosures (a.k.a. "REO," "Bank Owned") properties in Placentia is only a mere 14.  That's right, only FOURTEEN foreclosures in all of Placentia as of today, April 21, 2009.  That's less than 3% of all the homes listed in Placentia.  What does that mean?   That means Placentia is one heck of a stout city.  When there are hardly any foreclosures, that means there are hardly any homes that are drastically reduced in price to bring down the comparables.  And what does THAT mean?  That means that Placentia will continue to enjoy home value stability while other areas in Orange County and the Inland Empire are going through mini-depressions.
