Petaluma is turning 150 in 2008 and they are planning on a year long celebration.Petaluma is a riverfront town in the Southernmost corner of Sonoma County, Northern California's original wine country.Petaluma's downtown district is filled with restored victorians.  Petaluma has recently undergone quite a transformation with a theater district, a Whole Foods market, and many fine restaurants, night clubs, antiques and clothing stores.Once known as the Chicken Capital of the World (that dubious distinction is now bestowed upon Gainsvilee, Georgia), Petaluma is striving for a more chic and cosmopolitan image.If you haven't been to Petaluma in a while (or ever) it's for a look, or a listen.

As of April 3, 2007 23% of available listings are in escrow, in Petaluma, CA, indicating a Buyer's Market.For the month of March 2007, 58 homes sold in the town of Petaluma.  The average original list price of these homes was $729,585.  The average final selling price was $677,119.  It took these homes an average of 123 days to sell.Of the 58 homes that sold, 5 sold AT their original list price and 9 sold OVER their original list price.  All others sold for less.For more information about this area click here, or feel free to call me.

As of March 4, 2007, 25% of all residential listings currently available in the town of Petaluma are in escrow, indicating a Buyer's Market. For the month of February 2007, 44 residential listings sold for an average sales price of $586,227 (with an average original list price of $617,458). These homes took an average of 103 days to sell. NOTE: Of the 44 homes that sold, 7 sold OVER the original asking price and 5 sold for AT original asking price--with NO price reductions.  In addition to the 44 homes that sold in February, there are 14 pending.  With mulitple offers happening on a daily basis in San Francisco and Marin County, more and more people are going to start moving their home search northward to Petaluma and the town of Sonoma.For more information about this area, click here.

For the month of January 2007 33 homes sold in Petaluma.  These homes took an average of 125 days to sell, starting with an average original list price of $677,117 and selling at an average of $631,345.  One home sold at it's original list price and one home sold for over the original asking price.As of this writing, 26% of available listings in Petaluma are in escrow, indicating a Buyer's Market.  However, the market appears to be turning.  With multiple offers in San Francisco and very little to choose from in Marin County, buyers will be looking for alternatives in Southern Sonoma County -- where the quality of life is very high but the price of homes is not.For more information about this area, please visit my website.
