Previously I wrote about The Hamilton in downtown Palo Alto which is a 36 unit condominium for those 55+ that provides independent living situations.  http://actvra.in/49WQ Today I want to discuss a different type of Silicon Valley retirement option, continuing care, which can be found at the Channing House, also in downtown Palo Alto.  The continuing care option for Palo Alto retirement living allows a person to move into a development while they are still able to live independently, but if in the future they need assisted living or skilled nursing care that is done on site and the resident never needs to move again. There are age and health requirements to move in. They want you to spend some years there while you are healthy before you need the more expensive services. To move into ...

The Hamilton in Palo Alto is a 36 unit condominium at the corner of Hamilton and Byron/Middlefield in Palo Alto that is the epitome of luxury in Palo Alto retirement living. Built in 1997 it was designed to meet the needs of adults over 55 who want to stay in Palo Alto and live in downtown, but want the security and convenience of condo living. Unlike some other Palo Alto retirement communities The Hamilton does not offer assisted living or skilled nursing care.  What it does offer, beside gorgeous, spacious condos, is 24 hour security 7 days a week. a car service to drive you to appointments within 10 miles of the Hamilton, pool, fitness room, common living room, common library, courtyard, coffee, tea and bisccotti in the morning, and a gourmet restaurant for dinners 5 nights a week...

Palo Alto downtown condos for sale are not plentiful right now.  There are few downtown homes of any type on the market, including condos or single family homes in any price range. The three Palo Alto downtown condos for sale today are all in the same complex – the luxury building at 555 Byron Street.  This complex, located between University and Hamilton, is an easy walk to everything downtown.  There a forth unit for sale in this building, but it is already in escrow. Last night an email arrived from a past client asking, "What's happening in the Palo Alto condo market?"My reply: "Now, as to the condo market in downtown Palo Alto – it’s hot! Last year we saw single family homes being bought quickly; that has accelerated this year to a near-frenzy pitch. What is new in 2012 is the condo market – that has rebound nicely. Today there are only 2 downtown condos [for sale] on our MLS. There have been 15 listed since 6/1/12. The 2 closed sales likely to be of most interest to you are: ·      1165 Forest #2C – it listed at $995,000, sold 6 days later for $980,000 ·         685 High St #5E – listed for $985,000, reduced to $945,000, sold after 69 days for $928,000. (It is the 2-level model) I’m including links here for more detail: You can pull up those list...
