Real Estate Trends - Palmdale, Lancaster, Anaverde and the Greater Antelope Valley June 23, 2010 We are seeing available inventories increasing a bit over the past few weeks.  We are at 1,454 home for sale in the greater Antelope Valley as of today that compares to just over 1,200 in May.  Buyers are ready to buy and lenders have the money to lend but we still need to have a more normal available inventory to satisfy the demand.  Buyers are becoming frustrated with the lack of choices and the competition bidding up the prices.  We believe we have a large amount of foreclosure ready to be released by the banks but have only seen a small amount moved into the market lately. Real Estate Trends - Palmdale, Lancaster, Anaverde and the Greater Antelope Valley June 9 - 2010 The high speed train planned for California is moving forward and picking up speed.  Starting in Sacramento and the Bay area then coming through Palmdale and the Antelope Valley.  Federal dollars close to 2.5 billion and bond Californians passed in 2008 worth 10 billion more is pushing the project from the “it would be nice” to “can do”.   At issue is where will the tracks run?  The purposed route will be running down interstate 5 then to the 14 freeway then on to Los Angeles and beyond. The preliminary engineering and environmental work is expected to bring over 12,000 jobs into the area. It looks like we’ll be getting high speed train before we get a real airport. Real Estate Trends - Palmdale, Lancaster, Anaverde and the Greater Antelope Valley May 25 - 2010 Sales are showing signs of slowing a bit in Palmdale & Lancaster area of the Antelope Valley.   However the pipeline has 1,074 homes pending (in Escrow).  The current mix is split between short sale at 336, REO at 327 and the balance 411 Traditional Sale.  As lenders are under more pressure to make better loans lead-times on funding seems to be the bottleneck...  This month is projected to have 372 opened escrows, and with the selling season over the next 3 months looming, lending issues could derail expected closing.  With the amount of homes in the pipeline and the inventory of available home hovering around 1,300, pricing pressures are in full effect and we have seen and continue to see ... 05/25/2010
