What a strange feeling it is to be here in Palm Springs, California yesterday with termperatures in the high 80's, low 90's, (much higher than our norm), and talking to my brother in Conn. where he and his family are holed up.  He's a teacher, but all classes were cancelled and he made a good point to me.  "They keep calling this a once in a lifetime storm..I guess they already forgot that last winter was called the same when we got 14 ft. dumped on us"   Hmmm..we are messing with nature, no doubt there.  I suspect that as with our desert yesterday..it's very hard to "get" what's happening on the other coast when it's so gorgeous here.  I hope FEMA is able to help families that lose their homes and businesses.  We all need to be aware that no matter where we live, it could be us!  We ar...

The Palm Springs Valley is a resort destination.  Our winter temperatures cannot be beat- day time temps are normally near 80 degrees and the evenings cool to about 40 throughout the winter months.  It really is special here. Buyers continue to invest in our local market.  Investors swept through during the trough, particularly in the entry level market when it was $150,000 and below.  Those days appear to be gone.  When a home hits the market priced that low, it doesn't last and generates multiples.  The entry level price has risen, though still below $200,000 making it very affordable.  Yesterday's local paper, The Desert Sun, had an interesting article on the regions decling inventory. This festive event started in the 1960’s and it’s been a favorite around town every year since. You need to bring your portable chairs, blankets, and cameras, because there is a lot to see! Last year was Florida's year for Investors.  My area, the Palm Springs Valley, is definately very similar to the resort and retirement communities in Florida and I am seeing the trends mentioned below.   When the pattern became clear in the August data, it was easy to assume the Florida Phenomenon had simply moved west. There certainly were similarities. California, with its high housing prices, has virtually the same number of underwater homeowners as Florida, about 2 million. It also has as large number of investors, though mostly domestic, not foreign. The annual reports are out for August in the Palm Springs Valley.  This report reflects sales in all the Valley cities.. Palm Springs, Cathedral City, Rancho Mirage, Indian Wells, Palm Desert, La Quinta, Indio, Coachella, Bermuda Dunes and Desert Hot Springs.  Single Family Homes:  581 homes sold in August with average prices of $357,600.  (Last Year it was $331,000) Condos:  187 Total Units sold in August with average Sales Price of $178,500  (Last Year it was $118,100) The entire Palm Springs Valley (Coachella Valley is the same thing), had a drop in Inventory in just one month..July Inventory for Single family homes was 1923 units.  August was 1860 total. What about the Bank owned homes?  How did their numbers hold up in August of 2012? Single Family homes accounted for 43% of August...

There’s been a lot of talk lately about guns. Personally, guns frighten me, but there are other ways to protect ourselves when we find ourselves confronted with danger. If you don't have a gun, here's a more humane way to wreck someone's evil plans for you. (I guess I can get rid of the baseball bat.)Following are a few suggestions I received via email for protecting yourself:  WASP SPRAY   A friend who is a receptionist in a church in a high risk area was concerned about someone coming into the office on Monday to rob them when they were counting the collection. The Coachella Valley is HUGE!  It is interchanged with the Palm Springs Valley...both names mean the same area in the desert.  Basically West from Palm Springs proper, through Rancho Mirage, Indian Wells, Palm Desert, La Quinta, Indio and East Valley to Coachella and Thermal.  Keeping that in mind, it has been interesting to read about all the studies regarding Foreclosure numbers throughout the United States.  This one from Corelogic caught my eye... In August 2012, 57,000 homes were lost to foreclosure, down from 58,000 in July and 75,000 a year ago, according to the report. The yearly decrease represents a 24 percent decline.  “August marks the fourth month in a row there were fewer completed foreclosures, which is more evidence that the housing industry is finding its footing,” said...
