It's said that vacant, raw land is the last property to turn around when the real estate market in general, starts to come back. Certainly true here in the Palm Springs Valley in California. But that may be changing. Builders are buying up properties that were left undeveloped from our historic market crash. Stalled, abandoned, and foreclosed upon developments are beginning to be built out.Land prices have begun to increase. Prices for finished residential lots has jumped 24 to 41% year over year in all of the cities across the Valley. During the crazy days of home buying and selling, and building and selling, and lending and selling… You remember, 2004 through 2006, we had another 1200 agents here in the Palm Springs Valley! Less than half of these agents survived the crash. I have found that the agents who have done well during this downturn, tended to be the very good ones. Once again new licensees are flooding the market in Palm Springs, Rancho Mirage, Palm desert, Indian Wells, and La Quinta… Virtually all of our desert cities. Wow! Who would have thought? Part of being an independent contractor..in ANY business, is being self-motivated, very disciplined and driven.  At least in my mind that separates the successful self-employed from the not so successful ones.  Realtors have to put alot of time and energy out front.  Meaning there are hours and hours spent online, in the car and previewing BEFORE we even get the opportunity to show properties!  Once you meet your client and take them around, they can always decide not to go forward..and all your time is for naught.  Or is it??? Palm Springs is known for it's weather first and foremost.  Sunny and warm through the winter months.  We are to enjoy 76 degree days and 45 degree nights for the oncoming week..how can you beat that???  Yesterday, I took my dog, Spartacus, into central Palm Springs to walk.  Palm Springs is about a 20 minute drive West from La Quinta.  I was actually looking for hidden listings for some clients that are coming in on Friday, but it was so enjoyable! We parked behind the Palm Springs Museum.  Walked around the bend and cruised around in the Historic Tennis Club area.  A great neighborhood because it is literally "walking distance" from the main drag..Palm Canyon.  Restaurants, shops and lots of people to ogle..fun. Real estate is all consuming...if we aren't careful.  I have let myself become consumed the past several weeks and I am now paying for it.  I love my job.  I really enjoy my clients.  I am intrigued by the search for the "match" between buyer and property.  But..I am REALLY tired.  So..no complaining here, just reminding myself that it is imperative to nurture my own mental and physical health so that I am able to nurture my clients' deals. Today I am going to take a walk after breakfast and spend a few hours with myself and the beautiful desert.  Life is short, you can't take it with you and, Yes, I'm worth it!  Off to put on my tennis shoes...another beautiful day in the Palm Springs Valley and I'm set to appreciate this amazing place I live in!

Got a call yesterday...guy from Minnesota looking to retire in my beautiful Palm Springs Valley.  He is looking for a really well built custom home..none of that shoddily built stuff you know.  Been a realtor for 30 years in Minnesota by the way... Well..after a few more exchanges, seems he's not looking for a house, but rather a lot to build the home on.  Ok. Well..a few minutes more.  Actually, he needs me to find him a quality builder to build the custom home on the lot. Well..actually, if I could just set up the meetings for him with the Builder and other subs when he gets here, then he'll just see what lots they have to offer him.  Because, you know, it can get pretty pricey with all the commissions and fees... Sonny Bono had a great idea..what movie stars wouldn't want to come to Palm Springs in the middle of winter to enjoy some R & R and....participate in a Film Festival???  He was right!  Our Palm Springs Film Festival has grown to become quite a predictor of Academy Award nominees and winners.  This year is no exception with Naomi Watts, Helen Mirran, Tom Hanks..and many more stars appearing in the winter warmth.  The Festival runs daily, with films at many different locals in several cities, through to January 14.  Be sure to catch a single film, or buy a day pass and head on down to the streets of Palm Springs..see what all the excitement is all about!!

How can a person even remember all the good stuff from 2012?  Or any year for that matter..especially someone such as myself, known for memory deficiencies.  Well..I definately have one thing that stands out in my life and I bet each of us does as well..I'll start.  My ankle is healed!  15 months, 2 surgeries, but 2012 saw the removal of the 14 pins and a plate and off I go!  The days of hopping to the trunk to pull out my leg scooter to show property with..gone!  I have to admit, I quite loved my scooter, but oh it is so much more fun to walk on two legs.  The darned scooter was a life saver for me and I will always have a soft spot in my heart, but I am SO glad I returned it to the Rental store.   I am glad it's over and I am especially glad that I am ever more respectful of disabilit...
