There’s an old saying that you make your profit when you buy, not when you sell. This means that you should choose a home with amenities that are preferred by the majority of people. Buying the right features now can help you sell later. Keep in mind that while you probably have strong feelings about desirable amenities, your list may not be inclusive for most people. The following items are high on the list of preferred items for most homebuyers.Homes with a master bedroom are popular today. Many retirees prefer the master bedroom to be on the ground floor where there are no stairs involved.Homes with only one bathroom, is not a good investment. Buyers are usually looking for at least an additional half bath for convenience.Since today’s homes have limited storage space, the garage bec...

WHAT IS A PALM SPRINGS CA SHORT SALE? SHORT SALE MY HOME IN PALM SPRINGS CALIFORNIA What is a Short Sale?   A short sale is when a homeowner sells their house for less money than they owe on the mortgage or mortgages. Short selling is an alternative to foreclosure for homeowners/borrowers who can no longer afford to keep mortgage payments current. Sometimes, to avoid going through the costs of foreclosure, a lender will authorize a short sale by allowing a homeowner to sell the home for less than the mortgage owed.     Simplified Steps of a Short Sale: Homeowner signs a listing agreement with a real estate agent. This short sale listing agreement is subject to third-party/lender approval. The home is marketed to buyers. Seller accepts a buyer's purchase offer subject to the lender's app...

It's said that vacant, raw land is the last property to turn around when the real estate market in general, starts to come back. Certainly true here in the Palm Springs Valley in California. But that may be changing. Builders are buying up properties that were left undeveloped from our historic market crash. Stalled, abandoned, and foreclosed upon developments are beginning to be built out.Land prices have begun to increase. Prices for finished residential lots has jumped 24 to 41% year over year in all of the cities across the Valley. That's still not a lot compared to what land was selling for during the boom, but any movement of vacant land is a great sign. Here in the Palm Springs Valley developers that are buying up abandoned projects are tending to build with their by on a niche ma...

During the crazy days of home buying and selling, and building and selling, and lending and selling… You remember, 2004 through 2006, we had another 1200 agents here in the Palm Springs Valley! Less than half of these agents survived the crash. I have found that the agents who have done well during this downturn, tended to be the very good ones. Once again new licensees are flooding the market in Palm Springs, Rancho Mirage, Palm desert, Indian Wells, and La Quinta… Virtually all of our desert cities. Wow! Who would have thought? I'm looking forward to the competition, meeting new agents throughout the Valley, and seeing how many of them stick around when the going gets tough again.  I'm so thankful that I am one of the realtors that has continued to thrive here in the Palm Springs Vall...

What’s My Palm Springs CA Home Worth? – Find the Value of Your Palm Springs CA House In this current real estate market, understanding the current value of your Palm Springs home can be a confusing task. Even so-called experts, banks and real estate agents have a tough time determining the market value of Palm Springs California houses. There are websites like Zillow and Yahoo Real Estate that enable you to input your address and get a formula-derived price of your Palm Springs home, but these tools are unreliable because the data feeds that enable this can sometimes be inaccurate. These tools also do not take into account the varying differences in homes, like condition, upgrades and other amenities. So what is the best way to determine the price of your Palm Springs CA home? By orderi...

Is Your Palm Springs Home Underwater? Short Sale that Palm Springs House!Palm Springs Short Sales are nothing new. In fact, most of the Palm Springs housing market consists of short sales these days.If you’re struggling to make your mortgage payments on a property that is worth half the value of what you purchased it for? This is NOT the American dream. No one wants to lose their home to foreclosure. And no one wants to sell them home if they don’t want to move. But doing nothing and letting the bank foreclose, or staying with a home that is financially crushing is not the way to support your family.A Palm Springs short sale may be the best option for you. But how can you know without talking to a Palm Springs Short Sale Expert (That’s us!)? Have you considered a loan modification inste...

When your clients first contact me, they generally say that they are looking for a home in Palm Springs. What they usually mean is a home in the Palm Springs Valley. The Palm Springs Valley has several different cities. On the western border is Palm Springs proper. The city of Palm Springs has many many different neighborhoods, often characterized by their walk ability to downtown Palm Springs. As you leave Palm Springs and travel more towards the center of the Valley, you will pass through Cathedral city, Rancho Mirage, Palm desert, Indian Wells, the more easterly city of La Quinta, all the way into Coachella. Each one of these cities might be exactly what you're looking for in your winter home, or perhaps your for full-time residence. That is why you need a realtor that is very familia...

Part of being an independent contractor..in ANY business, is being self-motivated, very disciplined and driven.  At least in my mind that separates the successful self-employed from the not so successful ones.  Realtors have to put alot of time and energy out front.  Meaning there are hours and hours spent online, in the car and previewing BEFORE we even get the opportunity to show properties!  Once you meet your client and take them around, they can always decide not to go forward..and all your time is for naught.  Or is it??? The past 4 days I've spent pounding the pavement of an area that is further West than my normal areas.  However, I have seen the trend over the past several seasons and have extended my territory along with the trend.  Kind of like becoming a Short Sale expert ov...

Palm Springs is known for it's weather first and foremost.  Sunny and warm through the winter months.  We are to enjoy 76 degree days and 45 degree nights for the oncoming week..how can you beat that???  Yesterday, I took my dog, Spartacus, into central Palm Springs to walk.  Palm Springs is about a 20 minute drive West from La Quinta.  I was actually looking for hidden listings for some clients that are coming in on Friday, but it was so enjoyable! We parked behind the Palm Springs Museum.  Walked around the bend and cruised around in the Historic Tennis Club area.  A great neighborhood because it is literally "walking distance" from the main drag..Palm Canyon.  Restaurants, shops and lots of people to ogle..fun. There are many things to do in the area.  The Palm Springs Air Museum is ...

The downturn of the U.S. housing market in recent years has allowed an unprecedented number of Canadians to purchase real estate in the United States.  A large number of them have gravitated towards the Palm Springs, California area.  Different people have different reasons for purchasing real estate in the United States.  Some are simply looking to for an investment property that they can rent out for passive income.  Others may be “snowbirds” looking to stay in sunny California for a few months of the year to avoid the cold Canadian winters.  Still others may be Canadians moving to the United States in order to start a new business, job or family.  This article will answer questions to some of the more common scenarios presented by Canadians who have purchased real estate in the Unite...

Real estate is all consuming...if we aren't careful.  I have let myself become consumed the past several weeks and I am now paying for it.  I love my job.  I really enjoy my clients.  I am intrigued by the search for the "match" between buyer and property.  But..I am REALLY tired.  So..no complaining here, just reminding myself that it is imperative to nurture my own mental and physical health so that I am able to nurture my clients' deals. Today I am going to take a walk after breakfast and spend a few hours with myself and the beautiful desert.  Life is short, you can't take it with you and, Yes, I'm worth it!  Off to put on my tennis shoes...another beautiful day in the Palm Springs Valley and I'm set to appreciate this amazing place I live in!

Got a call yesterday...guy from Minnesota looking to retire in my beautiful Palm Springs Valley.  He is looking for a really well built custom home..none of that shoddily built stuff you know.  Been a realtor for 30 years in Minnesota by the way... Well..after a few more exchanges, seems he's not looking for a house, but rather a lot to build the home on.  Ok. Well..a few minutes more.  Actually, he needs me to find him a quality builder to build the custom home on the lot. Well..actually, if I could just set up the meetings for him with the Builder and other subs when he gets here, then he'll just see what lots they have to offer him.  Because, you know, it can get pretty pricey with all the commissions and fees... Ah-ha!  You want my Valley information, builder contacts, sub contacts ...
