Housing Index shows the pace of home prics declines slowed in July..a sign that the market is near bottom! The pace of price declines slowed in July for Los Angeles to -14% compared with the same month one year ago according the the S&P/Case -Shiller US National home price index. These figures support stabilization nationally for Real Estate Values. We still need to remain observant in the coming months to see if the expiration of the first time homebuyers tax credit will effect these figures. In Los Angeles including Orange County the 20 year index is now at 2003 levels, going back to just before home prices made their most dramatic gains in the housing "bubble" Making Sense of the News For first time homebuyers, this remains an ideal time to consider purchasing a home. With an estimated $290 billion in FHA loans projected for fiscal 2009 FHA now has 25% of the country's mortgage market, up from 3% a few years ago.  The agencyhas an 80% share for first-time homebuyers. FHA insured loans 2008 - 1.5 million loans 2007 - 580,000 loans 2006- 500,000 loans 2005- 523,000 loans FHA borrowers' FICO scores now average 693, up from 633 two years ago. Then, nearly half of FHA borrowers had FICO scores under 620. Now, just 7.5% do. FHA's reverse mortgage program insured 115,000 Home Equity Conversion Mortgages in 2008, a 67% increase from 2005. An action to quiet title is a lawsuit filed to establish ownership of real property (land and buildings affixed to land). The plaintiff in a quiet title action seeks a court order that prevents the respondent from making any subsequent claim to the property.
