Below is the illustration of the Oxnard Real Estate Market Absorption Trend.  This illustration shows that the average list to sales price was consistently in the high 97% range from 2010 to present.The average sales price did appreciate by approximately 1.8% in the last 3 months from the prior six months.  And the average list price appreciated 1.48% in the same period.The most startling fact presented by the data is the amount of Oxnard Single Family Homes for sale, excluding the beach area homes.  Currently, there are only 61 Single Family Homes for sale in  Oxnard , and that translates to approximately .6 months of inventory which by definition of the Market Absorption Analysis model would put  Oxnard  Single Family Homes in a sellers market.This lower inventory of homes in Oxnard i...

My husband and I went to the 29th Strawberry Festival in Oxnard on Saturday morning and here is my take away.  First, let me begin by saying that this is not my first Strawberry Festival visit, I have attended many over the years, but it has been at least 6 years  since I attended my last Strawberry Festival.There have been changes to the overall layout of the festival grounds and they are remarkable improvements in my opinion.  Each area of interest is located in a dedicated spot within this large venue called College Park.  The Arts and Crafts section is now on the paved street allowing a more even surface to walk on, no more wet or uneven grass to navigate through.  I also felt that the isle walkway between the rows of booths was larger.  Having this Arts and Crafts section located i...

Below is the illustration of the Oxnard Real Estate Market Absorption Trend.  This illustration shows that the average amount of Single Family Homes sold in Oxnard  on a per month basis has been fairly consistent from 2010 to present. The average sales price did decline by approximately 18% from 2011 to those Oxnard Single Family Homes that sold in the last 3 months of 2012.  But that trend maybe ending because of declining inventory. The most startling fact presented by the data is the amount of  Oxnard Single Family Homes for sale.  Currently, there are only 177 Single Family Homes for sale in Oxnard, and that translates to approximately 2 months of inventory which by definition of the Market Absorption Analysis model would put Oxnard Single Family Homes in a sellers market. Days on Market for Active Listings is 129. Days on Market for Listings under Contract is 161. If you are an Oxnard resident or planning to travel to Oxnard this weekend, please take note that one of the busiest intersections in Oxnard will be closed this Saturday, March 3 at beginning at 6am through this Sunday March 4th opening up at 6pm on Sunday. This closure is required for maintenance of the Union Pacific Railroad tracks. The upgrade is part of a $10.6 million project to fix tracks and crossings on a 60-mile stretch between Camarillo and Santa Barbara. The sold statistics illustrated below show Single Family Home prices for the city of Oxnard are showing signs of stability.  Oxnard was particularly hit hard when the real estate market fell apart.  You can see by the number of Oxnard Single Family Homes sold in 2005 and 2006 at the height of the subprime lending fiasco, that it would only be true that most if not all of these subprime loan purchased homes would fall back to the banks or third party investor flippers. 2011 Year in Review ~ Oxnard, CA Real Estate Market Report ~ January - December The Median Sales Price Of Oxnard Real Estate Properties was $295,000. This is 4% lower than the Median Sales Price of 2010 ($305,750).The total number of Oxnard Real Estate Sales of residential units sold ion 2011 was 1564, which is slightly less than the 2010 total of 1586. This is a difference of 1%.To me, the 4% difference in the median price and the slight difference in the number of units sold represents, to me, a leveling off and indicative of market  stabilization.   The Days on Market is longer in 2011 than in 2010.
