My husband and I went to the 29th Strawberry Festival in Oxnard on Saturday morning and here is my take away.  First, let me begin by saying that this is not my first Strawberry Festival visit, I have attended many over the years, but it has been at least 6 years  since I attended my last Strawberry Festival. There have been changes to the overall layout of the festival grounds and they are remarkable improvements in my opinion.  Each area of interest is located in a dedicated spot within this large venue called College Park.  The Arts and Crafts section is now on the paved street allowing a more even surface to walk on, no more wet or uneven grass to navigate through.  I also felt that the isle walkway between the rows of booths was larger.  Having this Arts and Crafts section located i...

It is that time again! The Strawberry Festival in Oxnard is this Saturday and Sunday, May 19th and 20th from 10:00am to 6:30pm.  It is held at the renovated College Park, check the Strawberry Festival in Oxnard’s website for more direction details. In my opinion, it is one of the best Festivals around.  Strawberries are the main ingredient, duh, that is why it is named The Strawberry Festival, but there is so much more to enjoy than all the strawberries delights. More than 250 artists and crafters from across the nation will be there showcasing their original works.  You will be able to buy “made in the USA”  items that you simply cannot find any other place.  The items for sale range from painting, sculptures, ceramics, children’s toys, accessories, photography, textiles, outdoor furni...

California leads the nation in strawberry production.  In fact, we provide almost 88% of the nation's strawberries here.  So, it makes sense that one of Ventura County's largest events, the California Strawberry Festival, will be coming to Oxnard the weekend of May 19 & 20, 2012.  Strawberry Meadows (3250 S Rose Ave) will play host to more than 250 arts and crafts exhibits and vendors, live music, games, rides, pie eating contests and, of course, strawberries galore! From 10am to 6:30pm each day, the California Strawberry Festival in Oxnard will showcase strawberries in just about every concoction imaginable: chocolate covered, shortcake, jams, powdered and even on a pizza.  Several live musical acts will be serenading visitors throughout the entire two-day event.  Whether you like Regg...

Below is the illustration of the Oxnard Real Estate Market Absorption Trend.  This illustration shows that the average amount of Single Family Homes sold in Oxnard  on a per month basis has been fairly consistent from 2010 to present. The average sales price did decline by approximately 18% from 2011 to those Oxnard Single Family Homes that sold in the last 3 months of 2012.  But that trend maybe ending because of declining inventory. The most startling fact presented by the data is the amount of  Oxnard Single Family Homes for sale.  Currently, there are only 177 Single Family Homes for sale in Oxnard, and that translates to approximately 2 months of inventory which by definition of the Market Absorption Analysis model would put Oxnard Single Family Homes in a sellers market. The break...

Interesting statistics to note from the data illustrated below for the Oxnard Real Estate Market for the month of February 2012 The first shocking item is the lack of inventory of available homes for sale, should this trend continue it will not keep up with demand and demand will push prices higher. 60% of the Active Listings are distressed properties (either Short Sales or Bank Owned) 84.76% of the Under Contract Listings are distressed properties 70% of the Sold Listings are distressed properties. Days on Market for Active Listings is 129. Days on Market for Listings under Contract is 161. The sold statistics illustrated below show Single Family Home prices for the city of Oxnard are showing signs of stability.  Oxnard was particularly hit hard when the real estate market fell apart.  You can see by the number of Oxnard Single Family Homes sold in 2005 and 2006 at the height of the subprime lending fiasco, that it would only be true that most if not all of these subprime loan purchased homes would fall back to the banks or third party investor flippers. The Oxnard Homes that were purchased with subprime loans have washed through the system for the most part and the Bank Owned Oxnard property inventories have decreased, of course Oxnard Short Sales listings are now dominant, but Oxnard Single Family Home prices are holding steady at the lower end and it is a great time to ...

A Backyard Sanctuary is One Key to SuccessA backyard can be inviting and relaxing with a conversation area that is simple to create. A few chairs pulled close together beside a small table can be special.  An outdoor eating area always makes a property more inviting. A clean fresh tablecloth, some flowers in a vase and doesn’t it just say “home” to you?The kids play area should be organized and neat. Sporting equipment in baskets give the invitation of “let’s play ball”  and the feeling that there is plenty of room for it.  But swing sets that are rusty and sagging should be removed or repaired and painted.Fire pits and outdoor hearths are popular because they appeal to emotional sense of sitting around a fire enjoying the company of family and friends. Many homeowners who have added a ...

The Oxnard Real Estate Market Absorption Trend data illustrates that prices are stabilizing, at the lower price range they are slowly appreciating a bit. While this is a snapshot of all the sold single family homes in Oxnard taking in all the price points, low and high, it still shows a fairly stable market with the sales price to list price at 98% for the last year. 2011 Year in Review ~ Oxnard, CA Real Estate Market Report ~ January - December The Median Sales Price Of Oxnard Real Estate Properties was $295,000. This is 4% lower than the Median Sales Price of 2010 ($305,750).The total number of Oxnard Real Estate Sales of residential units sold ion 2011 was 1564, which is slightly less than the 2010 total of 1586. This is a difference of 1%.To me, the 4% difference in the median price and the slight difference in the number of units sold represents, to me, a leveling off and indicative of market  stabilization.   The Days on Market is longer in 2011 than in 2010.
