How did the Oxnard Single Family Homes Real Estate Market perform in June 2013?   Lack of inventory levels still dominates the state of the Oxnard Single Family Home prices. This low inventory is still the driving force of price appreciation. We are seeing multiple offers on most homes, especially those priced below $650K.     It can’t be stressed enough, that home buyers must have their financing in place before a home of choice is identified. It is common to get multiple offers within days of a home coming on the market, and there is no time to get pre-approved in time to compete with buyers that have their pre-approval letter in hand or proof of funds if it is an all cash offer.   Oxnard Single Family Homes Real Estate Report Summary.     The average list price in June, 2013 for Oxna...

What are Mello Roos? Mello Roos are taxes, well special taxes actually.  They are levied on homeowners to provide funding for community facilities to enhance that specific community. The new communities of Riverpark and the Seabridge in Oxnard have Mello Roos, which help pay for the improvements to each community. In River Park for example, the Mello Roos pays for the new schools, fire station, infrastructures. The Seabridge community has the water channels among others amenities and benefits to the community that the Mello Roos provides. While property tax is assessed as a percentage of the value of the home, Mello-Roos is independent and could rise or lower and is not subject to Proposition 13. When Proposition 13 came about in 1978, it severely limited the ability of local government...
