I probably have a reputation among the black critters with white stripes as that crazy agent in Land Park. But see, I figure if confronted enough times by a screaming lunatic they might stay out of my yard. And in case you're thinking that's what happened to my neighbor's roses, I don't think skunks can climb a stalk of thorns, but who knows. If I spot skunks in the yard, I'm gonna run after 'em yelling my lungs out. Some of those words might be four-letter words, too. I don't care what skunks think. Although, my neighbors probably clasp hands over their children's ears, now that I pause. What, the hey, it's the same tenacity I use as a Sacramento short sale agent. It's why sellers hire me. Here is a unique home in Orangevale offered as a short sale. Just four short years ago, the selle...

Unlike sellers who can choose which Sacramento short sale agent they hire, as an agent, we can't always choose who we get into a transaction with. Sometimes we get stuck with real doozies. When that happens, I try to tell myself that other people are basically innocent. They are only doing the best to which they are capable of doing. Plus, if I am not being helpful, why am I in the business? A negotiator yesterday for LBPS emailed me to say she needed the estimated HUD to show "Final" instead of "estimated." We don't yet have the short sale approval letter. We don't yet have the buyer's loan docs. We are still negotiating. Not to mention, there's that sticky little federal law that says no can do. Every morning I look forward to my day as a Sacramento short sale agent. As such, I simply...

Short Sale Orangevale – Sacramento County Short Sale Specialist, Mark Peek, recently received a question from Connie. Here is Connie's Question.  "I have not been late on any payments but my income will be changing dramatically towards the end of the summer. What is your exact service and what are the fees involved? I do not have any cash in savings and pretty much live paycheck to paycheck. Connie." Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here. Here is the answer to Connie's Question: A Short Sale doesn't cost the homeowner any money. All of the costs are paid for by the homeowner's lender. Now, I'm sure you are asking, "The bank is losing money on the short sale. They wouldn't want to have to pay to sell the property." Many people als...

Orangevale Short Sale Agent, Mark Peek, recently received a question from Phil. "I purchased a larger home 2 years ago. Unfortunately we were upside down on the old house. I decided to rent it out rather than short sale it. The renters just moved out. I just checked the house. They trashed it! I could rent the house out again, but I would have to spend several thousand dollars fixing it up first. What would you recommend that I do?" Phil asked. Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here. Here was our recommendation. That is a tough situation. You could fix up the house and rent it out again. But, you risk having the same thing happen all over again. Here is the other problem. The amount you can charge for rent has gone down in most are...

Great House for Sale in Orangevale, CA One of my favorite things to do as a Realtor is look at houses.  Some, as you can imagine, are down right horrible and have even turned my stomach a time or two. On the other end of the spectrum, some of them really stand out and catch my interest.  Because I love my house in El Dorado Hills that I share with my husband, I never have that urge to sell mine and buy something else.  However, I can't stop from thinking, "Who do I know that is looking for a house like this?"  Or "Who can I share this great house with?" For this very reason I actually have a blog that I call - Best of the Hills.  It can be found at http://mybestofthehills.com and is primarily homes that grab my attention in our foothill area around El Dorado Hills were my office is loca...

Orangevale, California---a place I love and have such fond childhood memories of. Pow Wow Days, horses at my grandpa's house and the Hay and Feed store that is still there today (I have a picture of my mom sitting on her horse in front of the feed store more than 50 years ago!). Orangevale is lovely, and quite a hodge-podge when it comes to housing. And I do mean that in a good way. If you want some acreage for your chickens and horses and heck, even your cows, then you might just find just the lot you're looking for here. Or, if you're into a higher-priced custom home, Orangevale may be just the ticket. Of course, there are also nice, middle-priced homes and tract housing too. Orangevale has the convenience of city living, with the charm of country life.   For clarity, if you head down...

The Maidu Indians, only a 150 years ago, once inhabited the rolling, Oak Tree covered hills of what is now Orangevale. Having lived there as a very small child, I have fond memories of the long graveled, dirt driveway that winded up from Walnut Avenue to our old white, clapboard house. The tiny house sat on a few acres and even though my parents were only renting it, I had a backyard that was often filled with cattle and horses. While Orangevale is all grown up now, it remains the one area in these neck of the woods that is still "country." New homes and modern shopping prevail, this is true, but along Main Street some reminders of a time gone by can still be found. Additionally, many of the older homes still are "ranch ready" or might even be ranches. So yes, most parts of Orangevale a...

Sacramento County has so many diverse communities, which form the tapestry of its collective whole.  A short distance away from the city center, with it's capitol, arts, cafes, and theaters, you can find yourself relishing in a totally different experience.  Last week, I blogged a little about the community of Fair Oaks, with it's quaint village, and chicken population.  But this morning, I found myself in another part of the northeast county - the more rural community of Orangevale.  My 8 year-old granddaughter, Macie, isn't unlike other girls her age.  She has a love for horses that surpasses most everything else in her young life.My daughter, Jill, has found a place in Orangevale, which takes in rescued horses.  The lady that runs it, allows a few children to come there, help groom t...

When trying to sell a home, silence isn't always golden -  especially when you're expecting your real estate agent to call.  In fact, it's one of the leading complaints among sellers in the real estate market.  Sometimes you will find an agent who is more than willing to take on your listing, but once the relationship is made, you should be getting a call at least once a week, and this might not happen.  A seller should establish with the agent up front the expectation that regular communication will occur.  Even if it's just to check-in, the seller will be more satisfied being kept 'in the loop'.  If the seller is not communicating regularly, a seller can begin to wonder if the agent is keeping him apprised of any and all offers, and on what marketing efforts are being taken on his beh...
