Orange, Ca Free Loan Modification Help: Part 2   Free Loan Modification Help step 6: So now you have gathered your documents and filled out your financial worksheet. Take a good look at the numbers. Do they make sense? If you have $3000 in income a month but have $5000 in expenses, for instance, make sure this is accurate. If you do not feel that you are negative $2000 a month then perhaps there is some income that you omitted. Make sure that you have included all income and expenses to give a clear picture.                                                                                             Free Loan Modification Help step 7: Once you are sure you have calculated everything and your numbers are accurate, examine your situation. Let's take the example from earlier. If you are $20...

Orange Ca, Free Loan Modification Help: Step by Step Guide to processing your own loan modification. Part 1  Loan Modification Help step 1: The first thing you want to do to process your loan modification is figure out your income. Gather pay stubs for everyone who works in the family and contributes to the mortgage. You want to figure out the net (what is brought home after taxes and deductions).  There is a trick to this depending on how you get paid. Let's say for instance you bring home $500 every 2 weeks. You may be tempted to put down you make $1000 a month but in actuality you make more because there are 52 weeks in the year.  So what you do is figure out your weekly pay which in this example is $250 x by 52 = $13,000 a year / 12 months= $1083.33 monthly income. If you get paid 2...

Orange, Ca What is a Short Sale?  What is a Short Sale? No, a short sale is not an awfully fast real estate transaction although I'm sure most Realtors would be jumping for joy if that were the case... but what it is is a great foreclosure prevention method. A short sale can be an excellent solution for homeowners who need to sell, and who owe more on their homes than they are worth. In the past, it was rare for a bank or lender to accept a short sale.Today, however, due to overwhelming market changes, banks and lenders have become much more negotiable when it comes to these transactions. Recent changes in corporate policy and the Obama administration have also improved the chances of getting a short sale approved. But to be technical, here's a more official definition:                 ...

Today, my RE/MAX office had the distinct pleasure of receiving a personal tour of the Children's Hospital of Orange County, an affiliate of the Children's Miracle Network. I am so grateful to our tour guide for having taken us through their beautiful hospital and letting us know how we can become involved community members and help. My previous real estate office was set up as a Miracle Office and each one of the agents made contributions from each of our commission checks. Although I had the pleasure of learning about CMN & CHOC through their websites and the annual RE/MAX conventions, nothing compares to actually seeing CHOC and the beautiful children they serve. CHOC opened its doors in 1964 and has since provided the highest quality medical care to children. CHOC Children's is the o...

The $8,000 First-Time Home Buyer Tax Credit Expires December 1, 2009 If you're planning to claim use the credit and haven't started looking for a home, your clock is officially ticking.  You must be closed on your new home on or before December 1. Because purchase closings come 60-days standard, therefore, your $8,000 is in jeopardy unless you go under contract prior to October 2, 2009.  That's 73 days from now. Use it or lose it. The First-Time Home Buyer Tax Credit is part of the American Recovery and Reinvestment Act of 2009.  In it, Congress authorized a first-time homebuyer tax credit of up to $8,000 for home buyers meeting certain qualifying criteria.  The program's goal was to stimulate entry-level home purchases and, by most measures, the plan has been successful. First-time hom...

Whew, now that we got that out of the way, let's talk about what I DO know: •·         I know I submitted 22 offers this year fo...

When visitors discover my lovely neighborhood in the hills of Orange I almost always hear:  "Wow, I never knew!"   Flanked by prestigious Lemon Heights, Cowan Hills, Tustin Ranch, and Orange Park Acres, East Orange is a surprising gem and an excellent value. It was built from 1986 and 1992 and looks much like bordering Tustin Ranch, but with a more spacious and park like atmosphere.  Climbing up the hill headed East on Chapman Blvd., Orange Hill Restaurant stands guard over East Orange.  Just below the crest is Orange Park Acres with its abundant flora and fauna, dirt horse trails, and winding trails connecting nearby Santiago Hills.    The community is rich in education and recreation.  Santiago Canyon College is located directly across Chapman Avenue from Santiago Hills, and is expan...

New to Orange? Zulma's Favorite Spots in the OC- Salon Gabriel Anthony If you're new to Orange and in need of a great new salon then Salon Gabriel Anthony is your best bet. Although I've lived in Orange County for three years now, I still hadn't found a stylist or salon that I absolutely loved. That is of course, until I found Salon Gabriel Anthony which I absolutely love! I actually found Salon Gabriel Anthony by accident while having lunch in Old Town Orange in December 2008. I was looking for a former builder that was now gone and in it's place was this hip new salon. I walked in and was greeted by the owner, Gabriel Anthony, who was kind enough to let me know where the previous tenant had gone. Unhappy with my current cut I looked around this gorgeous salon and scheduled an appointm...
