Is It Smart To Buy A One Bedroom Home in Ontario, CA?As I toured homes with a first time buyer in Ontario, CA recently, she looked at me and posed this question. While this is always going to be a personal decision, my professional opinion on this one is that overall, I would not recommend buying a one bedroom home in Ontario, CA. The main reason is because the home suffers from what is termed functional obsolescence. Functional obsolescence means that there is a loss in value due to outmoded style of non-usable space.   I just found out the property I was making an offer for my client on last night has well over 30 offers!! Asking price was $39,000 on Short Sale. Many offers came in around $100,000. My Question is:Do you think Sellers should be underpricing their Short Sale Homes by 10%, 20% or ?This was underpriced by about 70%....Why? Causes a stir for nothing, at least that's how I feel about it.  When I told the Listing Agent it was severely Underpriced, he responded, "That's how the Seller wanted to price it." How do you feel about it and why?

Ontario CA median home prices showed a gain over median prices in April 2009 in all Zip Codes, according to DataQuick, which compiles statistics from county records, and - compared to March 2010 - rose in Zip Code 91761, falling in Zip Codes 91762 and 91764, according to the DataQuick report.  The service reported that 25 Ontario homes in Zip Code 91761 sold during the month of April 2010, with a median price of $267,000, up from the March 2010 median price of $246,000; six condominiums were sold in April, with a median price of $100,000. Single-family home sales in Zip Code 91761 were up 11.7 percent from April 2009, when the median home price was $239,000.  In Western Ontario Zip Code 91762, 36 homes were sold in April 2010, with a median price of $210,000, down from the March 2010 me...
