The market activity report below is streamlined for a quick view of home listings, sales and leases available. I hope this will be more convenient for viewers. Please let me know if you find it helpful and especially if you would like additional information. The "Prior Week" column is information for the week ending August 16, 2008. During the past year, the number of listings in each city have declined, along with prices. The number of homes sold is increasing as home buyers take advantage of lower prices and low interest rates.  There are some signs that housing prices may be leveling off - multiple offers on bank-owned properties and renewed construction in nearly every Inland Valley city. The figures below were compiled from information provided by the Inland Multi-Regional Multiple...

Like a Phoenix, new life is emerging in downtown Ontario, not from ashes, but on land cleared with the help of the Ontario Redevelopment Department. After decades of deliberation, debate and denial, the downtown area is being reborn as a 21st Century destination.   Ontario Town Square will provide housing adjacent to Ontario's Civic Center, a block from the City Library, and a few miles from Ontario International Airport.  If the visionaries are correct, restaurants, boutique shops and internet cafes will bring additional traffic to the downtown area.   Ontario Town Square, under construction in August, 2008 Ontario, CA, was founded by the Chaffey brothers in 1881 and named after the Canadian province. In the next decades, Euclid Avenue businesses benefited from its location at the inte...

It's still a Buyer's Market for Inland Empire home sales. The Housing and Economic Recovery Act of 2008 signed by President Bush in late July offers encouragement to home buyers to jump into the market now, before rising interest rates rise and seller-financed down payment assistance programs end October 1, 2008. July home sales statistics are due to be released this week and will be reported on my website; you can click on http://marketreport.ilajosephs.com for a direct link. I'm also adding a new section to my weekly report this week. Look below for a comparison to home sales data for February 17, 2008, and see the changes that have taken place in the past six months. The following information was compiled from information reported in the Inland Multi-Regional Multiple Listing Service...

No matter what the market, people will continue to desire to live in Ontario, as it remains one of the most attractive cities within San Bernardino County. Comparatively speaking, the Ontario housing market continues to post brisk sales.  In of June 2008, 132 single family homes and a total of 36 condos/townhomes sold, up by 18 from last month.  My overall view of the market is still going to slip this fall even though the number of sales have increased the last few months. Sales were up 78 last month but closed sales this month were only up 22, this tells me that many of the pending sales are not closing escrow. Click Here for the San Bernardino County market report. Current Ontario Home Sales Trends for 2008   by Kris & Kim Darney With the coming of summer also comes the activity in home sales and listings.  The current market trends are supporting this dynamic in our recent study.  New May 2008 MRMLS* listings are on a dramatic rise increasing 61% since January 2008. This phenomenon shows 2 dynamics. One being,  the summer months increasing activity for relocation and job changes.  Not particularly a phenomenon in itself.  The 2nd is the dramatic increases of "Distress or REO" properties entering the market.   Of the 222 new listings in May 2008, 114 or 51.3% fall into the "distress or REO" criteria.  This is a dramatic sign of the times and will only increase over the next few years as the "shady loans" of the past catch up to the homeowners who ...
