The homes range in size from 1602 to 2660 square feet with only the largest model being a 2 story.There are about 100 homes on the streets of Arvita, Glendora, Tropea, Niguel, Castellano, Manteca, and Panella with original pricing in the $300,000s and today's values in the $500,000s. HOA dues run about $100 per month with no real community amenities, and there are no Mello Roos.
