How to get your Cash Offer Rejected on an Oakley Home Dear client, I have still not heard back from the Listing Agent in regard to your full price cash offer with a 10 day close. Although in most markets your offer would have been considered solid, it is not in this current market. I want to offer you some suggestions on how to get an offer accepted in this market: All you funds need to be verifiable. No one wants to deal with you bringing them cash. It creates more problems, especially when you can get it all from another offer with verifiable funds. Get your money into a bank account. No Mattress Money. Although in some markets asking for the seller to pay title and escrow is a legitimate thing to do; it is not right now. Basically it is a $1,500.00 (aprox) price reduction. You would ...

Real Estate Investor Tip of the Day – June 6, 2012 In this market low appraisals are the Real Estate Investors friend, be prepared to pay over the appraised amount. Due to the new appraisal rules many homes do not appraise for what they are worth. In my opinion a home is worth what a willing buyer will pay a willing seller. However, in a rapidly appreciating market like we have now there are no comps to justify increasing prices. This often freezes out first time buyers and those with minimal down payment. A Cash Real Estate Investor or one that can afford to pay over the appraised amount with cash has a distinct advantage when Buying a Home and an Investment Property. Don't let low appraisals scare you away from Property Investing. Real Estate Investing is made easy when you work with ...

Buying a Home – 10 Things to Know when Make an Offer #2– Deposit This is the 2nd in a series on what goes into Making an Offer on a Home other than price. Many Home Buyers do not understand how complex the offer process is. This is to answer those questions. Number 2 – The Deposit. I think the first thing most people want to know about the deposit is – Will I get it back if we do not buy the house? Or – Does this count towards the purchase price? The deposit does count towards the purchase price and is an advance on the purchase price. If you don't close – but have followed the contract you should get it back. The contract is full of deadlines and conditions. If there are issues with loans, inspections, appraisals or other issues that buyer can get out of the contract and get the deposi...

Oakley Ca Homes for Sale – May 2012 Oakley Housing Supply The Oakley Ca Real Estate Market is tough on Home Buyers; it is a strong Sellers. The absorption rate is nearing 100%; and at it for all intents and purposes with as many homes sold every month as come on the market Home Sales in Oakley On 5/17/2012 there were 41 Homes for Sale in Oakley. The 210 Pending Homes Sales is probably this high do to the large amount of Short Sales that take time to close if they close at all. And in April 38 Homes Sold in Oakley. What is a balanced Oakley Real Estate Market? To have a balanced Housing Market in Oakley we would need 4 to 6 times as many homes on the market as there are sales each month. Free Spring Football Clinic in Oakley Ca – Spring 2012 Play Makers Football has had 3 clinics so far before Spring Break and after Spring Break they are starting again. These are non-contact clinics for high school football players from any school and any position. However, you should bring you cleats and expect a good work out. Play Maker Football Clinics are taught by High School Football coaches. My son goes to the camp as a lineman and he tells me they are some of the best instruction he has ever had. They provide sophisticated drills and training to get the best out of the player. I have watched them work with the skill positions (not just the line guys with my son) and they are doing some amazing things with these kids. The next two Play Maker Clinics will be on Saturday Mornings ...

These are free Skill Clinics for players in all positions. No Pads required, just bring your clients and be dressed for a work out. Oakley Ca Homes for Sale Oakley Ca Homes are Hot and the market is moving up. The myth is that homes get cheaper in the winter and that may be true at times, but this market continues to be driven up. This may be to a drop of supply in homes; the number of sales is going down, but pricing is heading up; with just a slight dip in October In August 61 Oakley Homes sold for an average of $105.86 per SF; sales jumped up to 66 in September but the average price per SF dropped to $101.68. In October the total number of sales dropped to 49, but the Average price per SF was way up to $109.71. As you can see there is a correlation between the number of homes on the market and the sales price per SF. Fewer Homes = Higher Prices. Well right now there are 90 Home for Sale in Oakley Ca with an avera...

Buying a Home "As Is" in Oakley Ca! I work with a lot of people Buying a Home in Oakley and other communities and the words "As Is" scares the living day lights out of them. What does "As Is" mean?  Does it mean you cannot investigate?  Does it mean you are taking a chance?  Does it mean the seller will not negotiate?   Although I am not a Lawyer, as I understand it legally it means NOTHING!  You cannot deny a buyer the right to do due diligence.  In fact we give people so many multiple, repetitive, and laboursly boring to disclosures to read (As mandated by law and common sense) that most people do not realize how much due diligence they can do if they want.   As a practical matter what the seller is saying to a Home Buyer is"Do not ask or expect me to pay for any repairs." Generally i...
