As of March 8, 2010 an encouraging 46% of available listings in Novato are in escrow. For the month of February 2010 35 homes sold in Novato for an average final selling price of $512,200. The average original asking price of these homes was $557,497. The range of final selling prices was from a low of $165,000 to a high of $1,350,000. Of the 35 homes that sold (18 of which were distress sales) 1 sold at the original asking price, 11 sold over, and all others sold for less. It took these homes an average of 131 days to sell. A leisurely stroll on Mt. Burdell, Marin Open Space, on a very fine, early spring day. Sunny, warm, clear, air fresh, quiet, except for birds chirpping, grasses are green; shining with dew,flowers are budding and tiny leaves peeking out.  Water was flowing and Duke happily splashed in the stream. The frenetic Novato, California real estate market slowed (at least in terms of closed sales) in January 2010. We had 25 sales, compared with 42 sales in December. The average sales price of Novato homes in January 2010 was $525,440. These homes averaged 97 days on market, were about 1,763 sq. ft., and averaged roughly $309 sq. ft. Novato's absorption rate (e.g., number of months' inventory of homes for sale based on last month's sales totals) has dipped to historically low levels - a scant 3.76 months worth of available inventory overall (94 single family homes are currently for sale in Novato). Below are the percentages of homes in escrow in each of Novato's major price bands:  86% of homes priced under $500,000 (67% last month); 59% of homes between $501,000 and $600,000 (66% last mo...

The average original asking price of these homes was $459,805. The range of final selling prices was from a low of $144,320 to a high of $1,150,000. Of the 39 homes that sold (21 of which were distress sales) 5 sold at their original asking price, 12 sold over and all others sold for less. It took these homes an avearge of 111 days to sell. Homes for Sale in Novato This report looks at Homes for Sale in Novato California.  In past months I have divided this report up between properties over and under $750,000.00 to exam the top and bottom of the market.  This month I thought I would look at the FHA purchase limits to come up with a break.  With a minimum 3.5% down payment the purchase cap in Marin County would be $756,217.00 so it is really a moot issue as this is about where we had the break anyway. Right now there are 143 Homes for Sale in Novato priced from $109,900 to $6,250,000.00.  The average price is $756,386.00 and a median price of $669,000.00.  The average size is 2,272 SF and the median size is 1,925.00. The Novato, California real estate market continues on its journey into recovery. We had 42 sales in December 2010. The average sales price of Novato homes in December 2010 was $634,152. ON THE ROAD AGAIN ... Taking Scoop's (my late father) Chevy from Ocean City NJ to California to our son, Nick, and his wife, Cori Well, the first phase of our trip is over ... we went from Ocean City NJ to Novato CA in 11 days with a two-day non-driving stop in Santa Fe and another 1/2 day at the southern rim of the Grand Canyon ... or a total of 8.5 days of driving out of the total 11.  Could we have made it faster ... yes.  But you need breaks.
