Wordless Wednesday - Sunset on Newport Beach, CA          Winter brings a bit of an ocean chill, and a few clouds along with it.  What it also brings are clear skies and amazing sunsets.  In the distance, Catalina Island is easily visible during the winter months, and sunsets involving a few clouds are often the most stunning.  On this particular day, the water was warmer than the air, so it was nice to roll up the pants and stand knee-deep in the Pacific.      This is my first winter on the west coast, and it's been a pleasant surprise being able to enjoy the water this late into the year.  Most hours of the day the beaches are near empty, making it a peaceful & relaxing way to wind down the end of a busy day.

Despite the continued tightening of guidelines within the mortgage industry, there are a few new stated Jumbo Home loan programs available for high net worth home buyers in California. Although the title of this article is "stated income home loans" a more accurate description would be "No Income" or No Ratio" home loan program.Difference between Stated Income and No IncomeA "stated income" home loan refers to a situation where the borrower "states" the income on the application that they will need to qualify for the loan. These programs were fairly common prior to the 2008 mortgage meltdown. Also known as "Liar Loans", a stated income is typically considered fraud since the income on the application should be in the income the borrower is reporting to the IRS. However, the new program ...

Although it may be hard to believe, it is now possible to get a Jumbo Loan only one day after a short sale, foreclosure, or Deed in Lieu in Orange County, CA. And this is not a Private Money or "Hard" money program. It also is not a 100% financing program. And definitely not a Stated Income Jumbo program. Borrowers for this program will be very strong when it comes to documentable income and assets. But those that do qualify, this program is awesome.Qualifying RequirementsThere are several basic requirements that a potential borrower needs to be aware of before getting too excited. First, this program is only for the purchase of a home, not a refinance. Also, there can only have been ONE "event", meaning that borrower cannot have more than one short sale, foreclosure, or Deed in Lieu. F...
