The Napa May 2014 home sales report reflects an improved market throughout most of Wine Country, with additional inventory coming on the market every week.  Eighty six homes closed escrow in May, including a welcome 12 homes that sold for greater than $1M.  The $2M to $5M price range has lagged in sales the past couple of years, two homes above $2M are included in May’s sales. There are 218 homes on the market, down from 230 last month.  The number of short sale listings has increased from 1 to 5 and there are still 5 foreclosure listings. The Napa March 2014 home sales report reflects the steady market throughout most of Wine Country.  The median for March sales was $515,000 with a total of 51 sales.  Five homes priced over $1M sold, an improvement in the luxury home segment. Despite a healthy volume of sales transactions, the average time on market for 51 March closings was 108 days.  Only 12 homes sold that were on the market less than 30 days and 19 homes sold that were on the market over 90 days.  Of the 200 currently active listings, 78 have been on the market less than 30 days and 64 have been on the market over 90 days.  Another 31 homes came on the market in just the past week.  Eight current listings have reduced their asking price. For the last four years, the City of Napa especially downtown, has been the happening spot to be. There are several new hotels in the planning stages and two recently built. There is the fabulously successful Oxbow Public Market area, The Riverfront with only one of the 52 condos there unsold plus Fish Story and Morimoto's continuing to have packed restaurants. The new Napa's West End restaurants and businesses doing more and more business. The list goes on and on. The City of Napa home sales report for August 2013 reflects a demand-diverse south Napa Valley market.  While a few neighborhoods are holding their value, most represent soft markets where sales are slow and values are either stable or slipping.  The general volume of sales has begun to slow as schools have re-opened. Of the 92 homes that closed escrow in August (down from 161 in July), 20 were on the market 30 days or less and 41 were on the market longer 60 days or longer. Of the 242 homes now for sale and not in escrow, 26 came on the market this past week.  Another 26 homes recently reduced their asking price.  There are still relatively many short sale homes (6) and foreclosures (8) for sale compared to other cities in the area. Yes, I too was not certain how many years there are in a sesquicentennial, but knew it was a 100+. The  Napa Valley Register, our local newspaper, turned 150 years old yesterday and they ran several stories about their history including the first edition of the paper, Monday, August 10, 1862. Here are few excerpts from the special section they included with the regular paper: Napa had more than a dozen newspapers in the first 60 years after the town’s founding, representing both Democratic and Republican viewpoints. Some never made it past their first few months, while others found themselves on the wrong side of history. The City of Napa home sales report for July 2013 reflects the stable market throughout most of Wine Country.  Of the 161 homes that closed escrow in July, 20 were on the market 30 days or less and 34 were on the market longer than 60 days.  45 homes sold under their listing price and 45 sold above their listing price.  Each neighborhood within the city is different, though homes selling in the mid price range ($300,000 to $500,000) sold above their listing price more often than homes priced lower or higher.
