How many agents out there have worked night and day, blood sweat and tears, just to initiate a short sale, and then to find out at the 11th hour that the bank has denied it?  Let me tell you a quick side story to explain my frusteration... Personal friend asks us to do her short sale.  We initiated the process with a 1st and a 2nd, both the SAME bank.  2nd wanted $12,000.  After 3 months of trying to come up with the money (which we finally did) we come to find out the 1st will not let us give the 2nd the amount they wanted for the payoff.  What the heck?  THEY'RE THE SAME BANK.  We've been working on the file for a good solid 8 months.  Anyway back to my original point....   As agents, we put in advertising costs, many many work hours, emotion, creativity, and energy.  Short sales are ...
