The property contains 31,361 Square Feet of Multi Tenant Medical Office space. The full purchase price was $10,350,00 and they buyer was required to assume an attracive loan from Bear Sterns. The long wait is finally over. Tony and Joan have opened to doors to Anthony's Lounge & Ristorante in Old Town Murrieta. Anthony's Ristorante has been a fixture in Temecula for years offering consistenly excellent Italian food. After months and months of remodeling, Tony opened the doors for a soft opening last Tuesday night. Laura and I dropped in for dinner on Wednesday, and we were delighted with how the restaurant looked and how good the food tasted. We shared a garlicky spinach salad with cranberries. I had poached salmon with a dijon, capers and lemon sauce and Laura enjoyed linguine with clams. We look forward to many return visits!  Everywhere you turn these days it seems the topic of conversation always turns to Real Estate and the high number of foreclosed properties coming on the market and most people are concerned about the value of their home and the neighborhood they live in. Every time I list a Bank Owned Property (REO) the neighbors always ask about the home as to it's condition, what is the price and am I going to do anything about the lawn as it looks terrible. The Murrieta Market is Heating Up! The Murrieta Real Estate Market is heating up! Murrieta Real Estate has dropped in the ballpark of 40% almost across the board from the peak and now things are moving! I'll let the numbers speak for themselves. These numbers pertain to only MURRIETA, CA. Total Closed Sales in June 2007................. 102 Total Closed Sales in June 2008................. 280         **** Almost tripled from 2007!!!     It still surprises me when people, who should buy rather than rent hesitate because they think the big dip is going to happen again. I've got news for all the naysayers, California is having a "blue light special" and it's already begun. Yes it will last for 14 more months or so, but the point is it has started.  Three weeks ago I was assigned a foreclosed property in the La Cresta area of Murrieta Ca. by the bank that now owns it and the first thing a bank always asks is the property occupied and if not do a BPO  ( Broker Price Opinion) and then a price will be set according to estimated value. No problem right? Wrong.  When working with a bank owned property (REO) the agent is the eyes for the bank and I am always honest with my evaluations and very thorough in the documentation of my opinion of value and this property was no different than the rest so the bank set the price on June 2nd and it's time to get it sold.  The numbers are in and home sales in the Valley for the month of April 2008 increased 73% from April of 2007 and for the first time since the housing market took a downward swing the house sales were higher than sales in the same period for 2006 at the peak of home sales.  Escalating home sales have some analysts predicting we have hit the bottom on declining values and with a leveling out on prices we my see an upturn in appreciation by the end of the year.
