Many Variables Come Into Play With The purchase of a foreclosure property and it is a complicated process at times but the process can go much smoother when all parties involved do their respective parts all the way from the Default Management Company handling the sale for the investor to the Loan Officer who is taking care of the buyers new purchase loan. Included in the mix are a couple of Real Estate Agents, Escrow Officers, Title Companies, Home Inspectors and the list goes on but the fact remains it takes everyone working together to close the sale on time.  We All Hear Stories About Sales That Went Past the close date, it happens, and usually blame is thrown in all directions at each party involved but ever once in a while the stars align and everyone involved in a transaction is...

As Life Becomes More Instantaneous With Constant communication in the form of e-mail, text messaging, voice mail and the old fashion telephone call all of our lives have become more connected and at times we as human beings do not give one another the same courtesy we expect for ourselves  and that is the fact that all of us need some time off no matter the line of work we are involved in and with all of the technology at our disposal the technology has caused our lives to become more complicated.  Many People Get In the Habit Of Working Hard To provide for their families, myself included, to the point of losing the reason behind the hard work and it becomes detrimental not only to ourselves but the family as well and when that happens everyone suffers all the way from our children and...

So today started out like any other normal day UNTIL I decided to take the trash out.  Yup....someone has to do it! As I opened the side garage door I nearly jumped out of my skin when I almost stepped on a RATTLE SNAKE!!!  Yup....you read correctly...a "RATTLA" as my husband would call them!  Let's back up a little....no coffee yet and after this no coffee needed! Oh my gosh...what am I going to do?  Hubby is out of town......so he can't come to my rescue.  My Yorkshire Terror, I mean Terrier, is begging to go outside to my rescue and I am feeling trapped in my own home.  So what do I do.....I decide to GRAB MY CAMERA!  OK I called a neighbor first but I am always thinking about AR and Blogging!  Can you say ADDICTED! I find my camera and head around to the front of the garage only to ...

Recently the city council in Murrieta Ca. passed an ordinance that requires the owners of Real Estate Owned (REO) properties to clean the lawns on their properties and keep them mowed and watered as many neighborhoods were deteriorating in their appearance due to the high number of foreclosures and nobody likes a dead lawn especially the neighbors.   The ordinance was passed because of complaints flooding in to the city office from residents complaining about the banks that own these properties, and the Realtors that are selling them, not caring about the appearance of the homes and it is lowering the property values of the whole city. Fair complaint in my opinion and as an agent that represents some of the Institutions involved I passed the information on to the Asset Managers I work ...

In this crazy Real Estate market we all are experiencing at this time everyone is getting frustrated and when I say everyone I mean buyers, buyers agents, listing agents and even the Asset Managers who represent the Investors of the Real Estate Owned (REO) properties and the blame for the length of time to get a response to offers made has gotten ugly at times.  Buyers agents have blamed listing agents for holding back offers so the listing agent can sell the property themselves and earn more commission and I as the listing agent of two separate REO properties was accused of this very thing this past week when I informed two agents, who were waiting for signed bank addendum's from the asset manager, that their offer had been accepted but the Asset Manager was extremely busy and it woul...

Dave Keys (that's me) is uniquely qualified to bridge the gap between small businesses and those technology providers who up-sell to expensive but profitable big name solutions. See my other post about that issue. You could pay 10-20k in a flash to have solutions that I can provide for only the cost of my time and sometimes the price of a mid-range computer (around $500) if you don't already have one.

Do you remember that old saying? "If you come to a fork in the road, take it. Now I know what they meant by it. There are so many choices in the market place that its hard to pick the right one. This process is helped by the fact that banks are receiving multiple offers but it is still a struggle for some folks to choose. Of course I'm talking about the current real estate market here in Southern California. I have clients who are finding three and four properties that they could easily live with. Patients on my part is paying off. By not rushing people to make a decision when they are not ready I will continue to have a happy clientele base. It can be very over whelming to choose a house in today's market. You can see for yourself www.soldbybarr.com

No this is not me surfing but maybe one day you never know. I was just thinking about all the things that there are to do in Southern California. Surfing is just one of the many ways one can enjoy themselves here. There are also the mountain ranges that surround our In Land Empire as it is called in my neck of woods. Big bear, Arrow Head, there's even a Mt Baldy nearby. I guess they ran out of names when it came to the latter one. Anyhow, there is much to do here. Yes we are having a real "real estate" crisis and yes it will continue this way for a year or two but don't feel too sorry for us. We live in area of the country where in the same day we can surf in the Pacific Ocean in the morning and then walk under gigantic pine trees 6,000 feet + above sea level in evening. All this can be...

THE ANATOMY OF A SHORT SALE PART 2 Is there anything else that home owners who are facing default on their mortgage can try before selling short or letting the house go? Well, here are two one might consider: Try doing a Loan Workout with the lender this works as follows: You as the home owner contact the bank or lender and try renegotiate your loan. If by lowering your adjusted interest rate, they can keep your loan on the books this might be worth the effort. In some cases the bank might be able to forgive some of the debt owed. If neither of those works for the bank then see if you can get your monthly payment lowered. The idea here is to try everything you can to avoid the inevitable. Or maybe the bank would consider a De...

The Fair Housing of Riverside County recently opened a satellite office in the Murrieta Public Library to help homeowners who are stuck with mortgage loans they can no longer afford. Jesse Limon will head up the new office and bring his many years of experience in the mortgage business to assist homeowners who may be facing foreclosure by arming them with the information needed to make the right decisions for their particular situation.  The need became apparent after a foreclosure prevention workshop held in July, in which 300 people attended, convinced Murrieta City Officials to invite the Fair housing council to open shop in the library to help the residents who are struggling to keep their part of the American dream of home ownership. It's a stressful time for families who find the...

ANATOMY OF A SHORT SALE                Short sales have become a big part of the California real estate scene. They are becoming so prevalent that I've decided to test my expertise by seeing if I can successfully break the short sale process down like an scientist would the human body. I will attempt this feat in two separate posts. First, there are three important facts that you must know before attempting a short sale. You must: Know exactly what a short sale is. Know the time line for a short sale. Know if you meet the lender's qualifications for a short sale. What exactly is a short sale transaction? - A short sale is when a seller of real estate has decided to sell his property but does not have enough equity in the property to pay off all of the loans that are on it. In...

8/2 La Cresta REO's The number of bank-owned homes continues to impact our market in many ways. While it has made it difficult for a 'normal' seller to compete with the banks deep pockets, it has increased our local housing affordability by more than 20% in the past 14 months. That means first-time  buyers and move-up buyers are having a picnic right now. Aggressively priced homes are generating multiple offers within hours or days of hitting the market - I'm talking 15+ offers, not just 2 or 3. Our sales for the second quarter posted a noticeable uptick over 1st quarter and are nearly double the sales figures posted 1 year ago. I know it's a good news/bad news scenario but it's always a good market for somebody. If that's you, congratulations, but don't wait too long. The train is pic...
