I have lived in the Downtown area of Mountain View, CA for almost 5 years now. One of the things I have heard many times is that we need a grocery store on Castro Street.  Funny but there has been a grocery store on Castro Street for years but for many people the traditional Asian grocery store did not fulfill what they were looking for.  Downtown Mountain View has finally gotten their wish, what used to be the Castro Market is now Ava’s Downtown Market and Deli.  Ann and Juan are doing an amazing job of keeping some of the standards that the Asian market carried and adding a lineup of items that feels like a “Farmer’s Market” every day at Ava's Downtown Market and Deli.  They carry lots of fresh local produce and local meats.  Plus meats you don’t get other places like rabbit and goat,...

Wordless Wednesday; Old Mountain View CA Home Sans Foundation.  Put this ~1,100 sq. ft. bungalow on a good foundation, gut and re-do the interior, and this little bungalow one block from vibrant Castro St. will be worth about $1,000,000. I think that's what is happening. It's the end of the year so time for the round-up of distressed property sales in Mountain View. So here's what happened:   Single family and condo townhomes : Total sales:  563 Short Sales: 62 REO:           34 Distressed sales as a percentage of total sales: 17% Compare to 2010 Total sales:   572 Short Sales:   50 REO:            34 Distressed sales as a percentage of total sales:  15.5%   My conclusion: The percentage of distressed properties in Mountain View is a higher in 2011, 17% as compared to 2010, 15.5% but the majority of these distressed properties are in the lower price range of Mountain View sales so are being purchased by investors and first time home buyers. West of El Camino is not seeing much distressed property activity. If you have any questions about short sales or ...

I think even if you do not make official New Year Resolutions many of us reflect on the what happened in the past year and what we want to happen in the year that is about to unfold.  One of the things I enjoyed most last year was when clients turned into neighbors. Last year I decided that I was going to really concentrate selling homes in my own neighborhood.  In fact my first blog post as part of the ActiveRain community was about my neighborhood, the Shoreline West neighborhood in Mountain View, CA http://siliconvalleyrealestate-blog.com/post/1283658/homes-for-sale-in-shoreline-west-mountain-view-ca One of the greatest things that happened in concentrating on my own neighborhood is that I have clients that have turned into neighbors.  I tell everyone that one of the greatest perks o...

Yes. You should start your short sale as soon as you decide this is the best option for you. Short sales are not for everyone, but if you have decided this is the way you want to go then do not let the holidays stop you. ther is a lot to do to acomplish your short sale so you should get started as soon as you make that decision. Here are some steps you need to take:   1. Find a real estate agent to help you who knows what he or she is doing. If the agent you would trust with your life is not experienced with short sales then ask him or her to either hire a negotiator or co-list with an agent who knows how to do this.  2. Gather all the financial information that is required. This usually includes authorization for your agent to speak with the bank,  a hardship letter, 2 years of tax sta...

It's December already. Is this the year you thought you would buy a home, but didn't? Well it is not too late, and there are some real advantages to buying in December. There are some homes that may be better deals than you think. 1. Empty homes are easier to view and often easier to buy than homes where the owners are still living. You do not have to worry about holiday decorations and company visiting. 2. New home developments are open for business and if there is excess inventory it could be in your favor. 3. Short sales, especially the ones where the first buyer dropped out or where there is a notice of default or notice of trustee sale have to be sold, the clock is ticking. These can be good to buy. 4. Homes that have already been foreclosed are empty and usually have motivated sel...
