Doesn’t everyone?  Need land for their yurt, that is...?!  This is my latest quest...a fun one at that.  My buyer is dead serious...he wants a plot of land in the hills, anywhere from Mount Washington to Malibu.  The only other criteria is that it must have a view. The “view” can be anything from a beautiful valley filled with hillside homes, to an ocean vista from above on the cliffs. Yowza! But, when we add in the “budget” factor....ah yes, back to Mount Washington it is!  Lovely, as this is some of the best land value in the Los Angeles hills.  There is still some prime property left up there, with views stretching to downtown LA and north to the snow covered mountains. This one will be fun.  I’m looking forward to having cocktails in the yurt to celebrate...as he tells me it only take...

Mt. Washington  So, Mt. Washington is a community in Northeast Los Angeles that many say 'where is that'. Well this community borders Eagle Rock, Highland Park and Glassel Park. The residents of Mt. Washington are extremely community oriented and do much to maintain the quality of life there. I am going to state some recent facts that the residents have recently accomplished in the sought after Mt. Washington lifestyle. In Mount Washington, neighbors have taken on the task themselves and raised cash to maintain a public stairway and a traffic island in the northeastern part of this much desired neighborhood.. Albert Winn, a photographer and teacher, has taken the lead to landscape the hillside surrounding the Oneonta-Olancha Stairway as a project for the local residents to act on. Paul...

Mt. Washington has always been a very desirable place to reside. It is not only the location and close proximity to South Pasadena and Pasadena Old Town but also the few minutes it takes to China Town and downtown Los Angeles. Many real estate agents have claimed to be the number one agent in this great neighborhood but the fact is ‘there is no number one' agent. The home sales in Mt. Washington are all spread out with various different Realtors serving this awesome community in Northeast Los Angeles. Let us look at the facts taken straight from the Multiple Listing Service for your reference. Since June there has been a total of 37 houses sold in Mt. Washington and a total of 24 different brokers have represented the sellers. The local home buyers and home sellers in this community obv...

Register at the National Trust for Historic Presevation and vote to show your support of the the Southwest Museum.     Charles Fletcher Lummis founded the Southwest Museum to be a comprehensive museum covering the history, science, and art of the American Southwest. Founded in 1907, the Southwest Museum's permanent home was specifically chosen atop a hill overlooking the Arroyo Seco Valley and since opening in 1914, the Southwest Museum has remained the iconic symbol of Los Angeles' architectural and cultural life. This gorgeous building became, in many ways, a pivot point that swung the city from an agrarian community to an urban metropolis of the first order. Today, following years of "backroom negotiations" and unkept promises, the museum is permanently closed, and it's vast collecti...

We all hope we can make it to a Farmer's Market once a week, but real life, especially with children, can make that impossible sometimes. Thank goodness, then, for companies like Equitable Roots (www.equitableroots.com). This cool company describes its mission as, "a social enterprise that offers fresh low-cost organic and pesticide-free produce to families and individuals of modest means." They offer fresh produce in a box! For $18 per week (way less than Whole Foods!), you can get a box of fresh produce that offers enough for 3! It's an East-Side thang, though...all orders are delivered to Mt. Washington Elementary School on Thursdays. www.equitableroots.com

Elyria Drive Mt. Washington home has just dropped the lease price to just $2900 a month. Wow, you say, yes a 3+2 renovated home with view in front and back and has ‘never’ been rented. Great neighbors and the fact that the area is pet friendly are just community perks. One issue is rental only for non-smokers. Reduced, because owners want a good tenant with a decent credit score. Peace & Tranquility in this spacious  remodeled home with awesome views from the top of Mt. Washington on Elyria Drive. The home resides on a cul-de-sac and features 1750 sq. ft. with gourmet kitchen, water filtrations system, formal dining room, Alarm, family room, flagstone gas fireplace and high ceilings. Home is also in the highly sought after Mt. Washington Elementary District. Central A/C, water softener...

TRUST Mt. Washington real estate has recently seen an interesting change in the amount of houses for sale. What can it be, you wonder? The answer to this question is the amount of inventory of houses for sale is now shrinking. June has only brought 4 new houses for sale; $469k,   3+2,  4752  Frieda Dr,  1128 sq. ft. on a 5314 sq. ft. lot$549k,   2+1,   363  Canyon Vista Dr,  1100 sq. ft on a 4950 sq. ft. lot$594k,  3+3,   1611 Killarney Ave,   3600 sq. ft. lot$850k,  3+2,   3744 San Rafael Ave,  1632 sq. ft. on a 13500 sq. ft. lot These new additions are all regular sales to this exciting community of No...

Mt. Washington When the real estate in Mt. Washington was being developed the time frame was 1910’s. As your ‘local’ Realtor, I drive up and down the hill daily and wonder what the early days were like to commute. The main and best way up and down the hill was by cable car. The cars would run persons to the Mt. Washington Hotel that resided on top. The cable cars were each named after the principal creators of Mount Washington. One car was named Florence, the daughter of Robert Marsh, Mount Washington real estate developer. The other was Virginia, the daughter of Arthur Perry, financier for the real estate development and cable car system. The railway operated over a distance of 2,900 feet, pulled by a cable under Cable Ride wood planking and was created to increase land sales for the ...

Now you can have a little short background of Mt. Washington history, a different community in Northeast Los Angeles. Mt. Washington was founded in 1909 as a luxurious suburb of Los Angeles. Wealthy Angelenos quickly snapped up many of  its luxurious Mediterranean Revival homes with outstanding views of the Los Angeles Basin and the western San Gabriel Valley. As the mountain was far too steep for the construction of a proper road in the pre-automobile era, the new district instead was served by a small railway going up the hill, which had its lower terminus at a Pacific Electric Railroad "Red Car" stop. Mt. Washington was eventually absorbed into the city proper as Los Angeles grew. Mt. Washington's boundaries are roughly El Paso Drive and Avenue 50 on the northeast, the Arroyo Seco on...

‘If you don’t put the For Sale sign now a day will be lost’. It is a statement that Working Realtor was recently said to Raphael on a bright Sunday morning. Northeast Los Angeles Real Estate has all sorts of Home Sellers. This new Home  Seller wanted to have the For Sale sign up immediately, for personal reasons. Raphael is a ‘local’ Realtor that a one can depend on and trust. One that works hard and takes that extra step to service clients needs. So a solution was immediately stated. Raphael, since it was a Sunday, had no choice but to install the Home For Sale sign himself. It was a simple matter of handling a concern for another win-win resolution. Here is an easy way to do a home search for any community of Northeast Los Angeles to obtain accurate home pricing. Allow Raphael, your r...

Ground was broken for the Southwest Museum on November 16, 1912.  The museum was the dream of Charles Lummis.  "Lummis had constructed a home for himself in Arroyo Seco, which he named El Alisal. It became a personal museum where Lummis began to accumulate his own collection of artifacts and research materials. When site selection [for the Southwest Museum] began in 1905, various locations were considered, some with great financial inducements, but Lummis was adamant that the only choice could be the hillside property visible from El Alisal, with a commanding view of Arroyo Seco and far beyond. The 38-acre site was located on a transportation line between Pasadena and Los Angeles; accessible by the yellow car line and also by auto along Pasadena Avenue (later renamed Figueroa Street)." ...
