We just closed on another short sale. This one was a nice little starter home located In Moreno Valley , Fantastc area in East MV The seller was attempting a HAFA short sale approval prior to contacting me to list the property. He worked on it at extesively and for a long period of time. He was declined the HAFA then he contacted me. we put or boxing gloves on when contacting Bank of America fighting for the relocation assistance he desperately needed. We managed to get him an approval under their short sale cooperative program and he received $2500. Additionally we got a second relocation assistance approval and got him an additional $2500. I recently went on a Standard Sale listing appointment in an area I specialize in here in Menifee. This was a referral from another client where I had successfully sold their home in a neighborhood just across the street. I love referrals because clients talk and when a referral comes in I feel pretty confident. I get this question asked of me all them time when meeting with clients in Menifee, CA. The simple answer is yes! You can definitely and successfully sell on a short sale with liens. There are many types of liens. The most common lien is a 2nd lienholder. This means you have the primary mortgage and a 2nd mortgage. In this situation it is common that the first lienholder pays off the 2nd lienholder during the short sale. The payoffs I have seen are anywhere from $4K and $8K. The good news is there is little incentive for the 2nd lienholder not to accept the payoff. I recently met with a divorced single mom that was struggling with the decision on whether or not to short sale her home in Menifee CA. First I wanted to make sure she contacted the bank and went through the appropropriate steps (I always recommend this to anyone considering a short sale). Her interest rate is 6% and her payment is $3200 per month. She did attempt getting the interest rate down by refinancing but since she didn't have any equity in the property the lender denied her. So her next step was to try for a loan mod. She was approved a loan mod trial period but the payments would only be lowered by $200. She decided this would not make any financial sense to hold onto the house for a payment that would be lowered to $3000. Not to mention, she simply couldn't afford it any long...
