MAKING HOMES AFFORDABLE WEB-SITE NEWS! I recently found a fantastic web-site posted by Treasury Department and the Department of Housing and Urban Development. The web-site is a direct result of the Obama Administration as it addresses basic information for troubled homeowners. The site is WWW.MakingHomesAffordable.gov. There are 2 sections to the web-site. One section addresses homeowners that have mortgages, make their payments on time but have no equity. An opportunity to refinance may not be impossible if the loan is owned by Fannie Mae or Freddie Mac. The second section addresses homeowners who are struggling in making their payments for various reasons. The site offers loan modification options. I read some pretty exciting news in the Business section of the Press Enterprise this morning that I wanted to share. According to experts the volume of unsold inventory on existing and new homes continue to drop! The surge of homebuying is a direct result of lower home prices and first time home-buyer's and investors snatching up bargain basement prices on properties. This coupled with interest rates at historically low interest rates (the last I checked you can get a loan for under 5%) means that folks that once felt hopeless that they would never live the American Dream of homeownership are taking advantage of an incredible market. I've been getting a considerable amount of inquiries from my buyers here in the Menifee and Temecula areas lately on the $8000 tax credit, so I thought I'd add a bit to my previous post to help explain the program in further detail. WHO QUALIFIES FOR THE $8000 TAX CREDIT? If you are a first time buyer, you qualify for this credit!! If you have not owned a home in the past three years, you qualify for this credit!! WHAT ARE THE INCOME LIMITS IN ORDER TO QUALIFY? An assortment of business and civic leaders gathered today for the inaugural State of the City address for California's newest city, Menifee (incorporated October 1, 2008). It was a low-key event compared to many I've attended but the atmosphere was positive and upbeat and, dare I say, small-town America friendly. It was held at the Sun City (now part of the City of Menifee) Masonic Lodge. This information may prove helpful in determining city budget forecasts for the coming year as they evaluate the impact the downturn in our housing market has had on their revenue stream.  Of course property tax revenue is just one source of income for the city but a major one. There has been alot of excitement in the City of Menifee, California lately!  The long awaited Country Market has finally opened. The new shopping center is located off the Newport Road Exit and the 215 freeway. Some of the stores that have opened are a Super Target, Best Buy, Kohls, Lowes and Staples. We also now have a Red Robin resturaunt. More stores to come include Old Navy, Tilly's, and several speciality shops which should be announced over the next several months. I recently signed on with a new client in the City of Menifee. The home is very new. Just built in 2006. My client is a traditional seller. Not a  short sale and not a bank owned transaction. This home is absolutely fantastic. But my initial thought was even though this home is outstanding and impeccably decorated, how in the world am I going to get buyer's into my Open Houses?  Buyer's want deals right now. But I decided to face the challenge. We priced the home very reasonably and very competively with the new homes currently under construction (The Meritage Sagemore homes located just off the 215 frwy in Menifee). I wanted to share this story with other fellow collegues out there about a nice little home I have had listed for nearly a year now. The home is absolutely quaint. It is located in Palmilla on the Green in the City of Menifee. It is perfect for a couple entering their retirement years. As the listing agent, my clients are absolutely dear. Patiently waiting for a buyer. We had the home in escrow once last year and the buyer's decided they wanted to buy a new home so it fell out of escrow (we all know that painful experience of buyer's changing their mind in the middle of escrow). I work Palmilla on the Green regularly. I represent both buyer's and sellers in this wonderful Menifee Community. This 55 plus community is a real gem. Okay, maybe not quite that crazy but I thought it was a catchy title nonetheless...Staying on that note, my husband and I attended the annual Fantasy of Baskets at the Kay Cecernos Senior Center this Saturday located right here in Menifee. This annual fund raiser which includes a champaign breakfast and Supervisor Stone had a fantastic turn out. About 45 people in all showed up and some incredible baskets that were donated by various businesses in the community. There were about 50 donated baskets and the money went towards supporting the Senior Center. It was great to see such a fantastic turnout and an enthusiastic group  of people. I have a real affinity for really...and I mean... really helping sellers sell their homes. And that means some rearranging of furniture and getting rid of some clutter. Sometimes this can be a real sensitive topic for clients. I find that if I can use diplomacy and convince the seller that their home is not longer a home but a product it seems to help a bit. I find myself to be a bit more hands on than possibly many. I don't know about everyone else, but we are definitely seeing alot more buyers out there in recent weeks. Open Houses are buzzing with potential buyers and investors are looking for some great deals. Our office just had a record month last month!  Our board was completely filled not only with new listings but sales as well. I am definitely feeling more optimistic that the market is turning around. And when buyers ask me 'Have we Hit Bottom Yet,' I simply respond...we won't know until six months after the fact...so don't wait to buy as it may be too late!  That is the best advice I can give to someone that may be sitting on the fence or waiting for prices to drop further.
