I was accustomed to when we had three or four times more Condominiums for Sale and it was not that long ago....Now let us look at the Days on Market statistics, they are usually very telling...I knew it was a fast market but these numbers really surprised me. if the average is 12 days that tells me that most of the listings sold on the first or second day. Hence the odds are very likely that they all sold in Multiple Offers...After seeing the Days on Market statistics the next chart will not surprise me...let me guess prices have increased year over yea...

There are so many people considering making Marina Del Rey as their home, hence this is a fantastic direction the market is heading. Not surprisingly when inventory increases so do the sales statistics. Now as far as I am concerned the next graph is the tell tale as to how fast the market is. It is an indication of is it a seller's or a buyer's market? Or is it heading to a balanced market. This post was inspired by a call I received from one of my friends, she said did you see the news Marina Del Rey Condominium market has been tanking from a price perspective. My first reaction was anger about the news.... then annoyance of the media putting out information that seemed contrary to what I have been experiencing.Now with that said it was time to do some  quick research. I was looking for information how the Marina Del Rey Condominium market has fared. The Marina Del Rey, CA Condominium Market  Report for September is published...Buyers and Realtor watch the listing inventory closely, primarily because that will determine what type of purchase strategy has to be used.  As you can see compared to the previous year there is an increase in the inventory, needless to say compared to two years previously the inventory is still tighter.Equally important indicator is the median Sales Price. The Marina Del Rey, CA Condominium listings remain very tight from an inventory perspective. Look at the three year comparison and you can see why buyers and their agents are complaining about the need for more inventory: Needless to say with the lack of inventory not surprisingly the Pending Sales are down as well. The Marina Del Rey Condominium Market for February 2016 has been very interesting and I have been meaning to share with you. Keep in mind these numbers include the ultra luxury penthouses as well as the townhomes that are a couple miles from the beech. You have heard me and everyone else grousing about the lack of inventory well just look at the three year comparison and it is very telling.
