Our condominium inventory has also gone down nearly 100 condos in one month! If you know of anyone who wants to buy in the area let me know-we are paying nice referral fees. Ski season is coming soon and it's a good time to make an offer so you are in there when the mountain opens.  "Nature at it's finest created by God"  When I came across this moment close to the High Sierra's in California around Mammoth Lakes, I could not pass up this beautiful picture. The white clouds between the blue sky with the mountains in the back ground, and the pine trees nestled between the wild yellow flowers and the mountains.  All I could think was how beautiful a world we live in and all we have to do is take a little drive and step away from the concrete cities we live in.  photograph by Robert Swetz  www.SearchMyPics.com

"My friend taking a little nap by the River"  Some of us lead very busy stressful lives and never have a chance to smell the roses, well my friend in this photograph did much more than smell the roses, they took a little nap by the River.  It wasn't a very long nap, but long enough to let go of the busy city day life that some of us live.  So the next time you out and about walking around "Mother Nature" sit down for a minute or just lay back and take in the fresh air, the beauty and the serenity that our earth has to offer.  "You might just find it very refreshing"  photograph taken by Robert Swetz - Mammoth Lakes - California - 9-7-2009  by the way, can you tell who this friend might be in this photo?

My little Nu Nu has to work because it is a very busy weekend for her and me well I just have to get out of Vegas for a couple days!  The last time I was at Mammoth Lakes was May 15 - 2009 and by the photos I have attached to the post you can see the snow on the hill sides. The Town Council for Mammoth Lakes CA has approved the Snowcreek 8 project.  This project includes almost 800 residential, fractional and hotel units as well as unsurpassed access to the Sherwin Mountain Range and and on-call free transportation to the ski slopes and other areas of town.  The developer, Chadmar, says that construction may begin as early as next year although there is an enormous amount of grading work to be done.  This will be the first real estate project to start construction since the real estate market downturn and it's because the developer believes we have hit the bottom of the market.

Mammoth Foreclosures 4.0––Walk-Aways and Weasels This column has been delayed several times by work duties, showing property, great ski conditions, and my ongoing attempt to understand how the Stimulus and Housing Bills and foreclosure intervention by the government will ultimately affect the Mammoth real estate market. My summation at present: the artificial delay of many foreclosures that began early last fall will now only further postpone the inevitable and will prolong and flatten the downward slide of real estate values. Many can argue the virtue in these actions, but I’m more of the Tea Party mindset. But all these delays are much to the chagrin of many would-be buyers in the local market who are regularly scrutinizing the inventory online and are trying to somewhat time the bott...

Q: So Paul, does everybody, including us, think they can pick the bottom of the real estate market in Mammoth? We think that with all of the information now available on the Internet, including your blog, we will be able to do that. But c’mon, what’s your best take on when the bottom will be and can we time it perfectly?   A:  In the last few months the questions and comments about “the bottom” have become more frequent and more entertaining. Many owners or wish-to-be sellers are in the “we’re there-we’re there, or…we’re close, aren’t we?” state of mind. Or they’re convinced that the start of regular air service (Dec. 18) will be the bottom. Meanwhile, bottom feeding buyers are trying to predict the specific quarter, like “2nd quarter 2010, 2013” or based on some ot...

" The Good with The Bad "  My post before this one is quite sad so I wanted to follow it up with something nice.  This is Beautiful Mammoth Lakes in California around a 5 hour drive from Las Vegas, Nevada and not far from San Fransisco and Los Angeles.  It is a very beautiful place to vacation, boating, fishing and enjoying the fresh air and beauty in the Summer and snow skiing approx. 5 months out of the year because of the high elevation.  Mammoth Lakes is about 1 hour away from Yosemite National Park, so you could kill two birds with one stone (just an expression) if you were to visit one, visit them both.  The photo below is of part of my new family and me, and they really love me for who I am!  Story and photos by: Robert Swetz  All photographs by: Robert Swetz and copyrighted/ t...
