I took this photo  above on November 4th 2022 as I was walking Holly on our evening walk... today it would have been a bright Sunny Photo had I taken it at the same spot. So with that said it is interesting to look back at what we saw at the time we happened to take a picture to commemorate the moment.I was asked by a potential seller do I put signs up to advertise my land listings? This was a while back too... I said it depends where the listing is. Personally, it is good for me to advertise my name and the listing... but some places the neighbors are the problem, and no sign should be posted. He agreed and I ended up getting two listings from him. One with a sign and one without both sold!  Wishing you a safe and healthy life and I look forward to your comments. If you are looking for...

Wordless Wednesdays: Wow another amazing Full Moon...Since who, knows how long, I would guess thousands of years, man has been fascinated with seeing a full moon. Hence, I thought I might share a few pictures and quotes. Hope my new phone which I should get in the near term will take better pictures at night especially of the moon. This moon is spectacular and the photos do not do justice to it."Shoot for the Moon - even if you miss it, you will land among the stars." — Les Brown"Three things cannot be long hidden: the sun, the moon, and the truth." — Budha “That's one small step for a man, one giant leap for mankind.” — Neil Armstrong Wishing you a safe and healthy life and I look forward to your comments. It has been a while since I posted an update on the Los Feliz Market snapshot of the 90027-zip code of Los Angeles, CA. Now with that said:Los Angeles, CA 90027Wed Aug 30 2023This week the median list price for Los Angeles, CA 90027 is $2,999,000 with the market action index hovering around 39. This is less than last month's market action index of 40. Inventory has increased to 35.As most of you know I like Altos Research they give accurate assessments of the pulse of the market. I always get asked: How is the Real Estate Market? Well, they know I am a Realtor and do not hide it. So with that said In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller’s Market zone so watch cha...

Our new favorite Seafood Restaurant: Saltie Girl... Diane and I went there about a month or so ago and loved it. East Coast Gourmet Seafood Restaurant in Los Angeles on the Sunset Strip. Literally on Sunset Blvd. The first time we tried to pick a few items and we knew we needed to come back and try some more meals on the menu. Well, we went and go figure we still could not eat all what we were intrigued about. Now with that said there is another trip scheduled to have lunch at https://www.saltiegirl.com/Check out the website the food and the service is out of this world. In case you are wondering about the main photo that is a clam chowder elevated to the next level. Yes I ate it selfishly:)The second photo is of a Lobster Roll there was a lot of lobster in the meal take my word for it. ...

Do you have clients or customers? Having been a Realtor in two states and two urban markets (Boston, MA prior to my relocation to Beverly Hills and the Greater Los Angeles area, CA ) I always had and have clients. In my opinion, when I shop at CVS, Ralphs, Trader Joe's, Bristol Farms and other stores, I am a customer. People who reach out to me, on the other hand, are potential clients.People with whom I've worked over the past 25 years are repeat clients. Clients are top priority to whom I provide the best possible service.  This outlook, in my opinion, translates to repeat clients over time.  There are some clients that I also call friends because we realized over the course of doing business that we have common interests, such as being pet friendly, appreciation for good food and win...

In real estate, as in life, you need to have reference points. What are your reference points? As most or all of us know, for historians and keepers of time, reference points have always been BC and AD, i.e., Before Christ was born and Anno Domini, after Christ was born.I certainly have my own personal key life dates that I consider reference points, and I'm sure you do as well.  For me, the biggest ones are when my parents and I left communist Hungary, when we entered the United States, when I went to West Point, The United States Military Academy, when I left the U.S. Army, when I met Diane, when I became a Realtor in Boston, MA, when we relocated to California and when we bought our first (and current) home.  All of these are powerful personal memories that are fondly etched in my bra...

Look what arrived at my home: a fantastic bottle of Bordeaux.... one of my clients reach out to me for advice. Yes, it was Real Estate related... he wanted to thank me by sending me money. I absolutely rejected the idea. He insisted I insisted then he said OK.He asked casually what I like to drink, I mentioned I am a red Bordeaux wine drinker. Now with that said I am so thankful, and I will have a hard time waiting to open this bottle. If you are not familiar with this, it is an awesome and delicious wine.... not for everyday consumption:)Endre Wishingyou a safe and healthy life and I look forward to your comments. Did you know that the Hollywood Sign turned 100 years old this year?  Since I've been busy with real estate, I'm a little late for the party, but indeed this is a historic event. And since I was recently asked by some of my readers to write more historic posts about Los Angeles, I thought this would be one of particular interest.  The Hollywood Sign is one of the most visited tourist attractions in Los Angeles (or Hollywood).  Many visitors from all over the globe can hardly wait to see this landmark from the moment they land at Los Angeles International Airport. As their transportation brings them to their first Los Angeles destination, most likely their hotel, they can get a glimpse of it if they are headed North on La Cienega Blvd towards Beverly Hills, West Hollywood or other parts ...

This question is on top of every real estate agent's mind, more so today than pre-Pandemic days....How many real estate agents are there in Los Angeles? Depending on who you ask, the numbers vary. According to one source, there are 43,611; another states there are 25,813 (that's a fairly significant difference in my opinion).  You get the idea.  For the sake of argument, let’s just say that even if there are only 20,000 real estate agents in Los Angeles, that is still a lot of agents.  To put this in a different perspective, I researched the greater Los Angeles area - including the San Fernando Valley and Malibu, quite a vast area, to see how many sales closed between January 1 and August 1, 2023.  I covered all 4 types of properties, and these are the closings that I discovered:    Sin...

The long-awaited fresh figs finally arrived here in Los Angeles... some of you who read my posts regularly know I have been complaining that we have not been able to buy fresh figs here in Los Angeles. Well finally after eight months guess what I found at Trader Joe's yes you guessed it was fresh figs:))Now I was thrilled, and we finally had fresh figs after dinner. I noticed at the bottom of the container a little one.... Hmm what was that, farmers have been know to add rocks to the weight of their products lately... so what is this?I get it is inflation and they need to make some money. In the old days the little guy would not make it to the store, but here we are 2023 and people need to make some money I did not mind it. I was just glad the rest were normal sized:) Wishingyou a safe ...

Wordless Wednesdays: There is so much history to share in Los Angeles... when I moved to Los Angeles, CA from Boston, MA I was so excited to be able to show and sell properties on and off Laurel Canyon BLVD. There was a House on the corner of Laurel Canyon and Willow Glen Road. At one point Harry Houdini lived there and he built a tunnel underneath Laurel Canyon which led to a house across the BLVD where many Legends of Rock & Roll used to party and make history.Couple decades later here we are and there is a statue of Harry Houdini... go figure I sold the lot next to this house about 15 years ago and that has a lot of history to it too. Time for another post tell about that.Hope you enjoyed the photo and a little glimpse of Los Angeles History.  Wishing you a safe and healthy life and ...

What to do when you have a little leftover rice?... well I decided to get some fresh Ahi Tuna and see for yourself how about a Tuna Poke?Well as you can see it is easy to make just throw some Avocado, tomatoes and somecucumbers on the edge of the plate. Then zap the rice in the microwave so it does not feel cold rather is at room temperature. Clearly you are almost there. While you are making the dish marinate the Tuna and then pour it on top. Dinner is ready in virtually no time. Now if you have this done in under 35 minutes you will have raving fans:) The marination is why you need the time:))     Wishing you a safe and healthy life and I look forward to your comments.
