Market Snapshot comparisons between 90210 & 90045 zip codes... this post was inspired by the questions I received over the past few months. What is the Beverly Hills real estate market like, compared to where you live? Where do you live? Well, I live in Westchester also known as LAX adjacent (Los Angeles International Airport)So, with that said I chose to compare last month between the two totally different markets based on price points and location. Needless to say, I also thought it would be a nice touch to compare year over year of the two locations by month.Depending on your budget both areas are a great place to call home. I have called Westchester home for the past ten years to give you an idea.Needless to say, here are only a few statistics, if you are interested in more details,...

Throwback Thursdays: going through another one of my mother's sketchbooks. As I write this post all quiet at home the animals and Diane are sleeping. Outside the neighborhood sounds like a war zone. Happy Fourth of July to everyone. Too bad I only saw about eight flags displayed in a three-block radius from our home. Anyway, now with that said, check out these sketches I found.I never knew my mother also painted animals. I wonder what inspired her? Anyway, hope you enjoy these is my second post about my mom's sketches.I have many more to share down the road. In the meantime wishing you a relaxing weekend. Wishing you a safe and healthy life and I look forward to your comments. If you are looking for a knowledgeable, focused and goal-oriented Realtor in the Beverly Hills area who will he...

As we welcome July, we also welcome in the second half of 2024.  The first half of the year is already behind us.  Of course, one of the most significant days in American history is on Thursday, July 4. It is America's birthday, commemorating the signing of the Declaration of Independence in 1776.Most patriotic American citizens celebrate America’s birthday with festivals, parades, fireworks and barbecues to name a few.  Having pets is just one reason I am not a fan of fireworks, along with fire hazards, people suffering from PTSD, wildlife stress, and other dangers; yet there are some who have already begun setting off fireworks but not putting out the American Flag.  I'm all for the controlled and professional displays, such as the ones in Marina Del Rey.  If you do have pets, please ...

A new shipment just arrived: the kitchen has been resupplied... I have always been a firm believer, that better the ingredients are the better the food will taste on the table. Yes, this is the voice of experience speaking. I learned this over three decades ago and I have been proving it every time someone came over for dinner. The message is consistently the same: Wow your food tastes so much better then when I make it. Why??The reason is because of the quality ingredients. I get most of my pasta from Italy and I wish I did that decades ago. It makes a huge difference in the flavors. Now with that said check out the shipment, all gourmet quality ingredients, mushrooms as well as pasta. I was running low and needed to resupply. Wishing you a safe and healthy life and I look forward to y...

Debate Night at our home: well look who made her decision... as most of my regular readers know I have not had the TV on in about four years. I would have been remiss if I did not put the TV on tonight. The first debate...Now with that said I decided to make something easy: Soup and Salad. I had a frozen chicken vegetable soup which all it needed was warming up. Then followed by a Caesar Salad with chicken, avocado and tomatoes. Keep in mind the salad was leftovers too as was the baked chicken which I added to the mix.Clearly we were focused on who would come across believable, honest and presidential. We had two choices #45 & #46 now with that said check out who our Jill not the wife of you know, who but our Jill and it is clear who she chose. I find it ironic how even animals are awar...

Wordless Wednesdays: We had a visitor in our back yard... this visitor came by a few weeks ago. I was out on appointments and Diane told me we had a backyard visitor, asked her to take some pictures.Needless to say, we live about 6.5 miles from the Pacific Ocean, and this is a very unusual visitor. Brown Pelicans stay close to the ocean. As it turns out for some reason the water has been too high for them to do their daily fishing and keep themselves nourished. Hence many were malnourished and were spreading out to other areas looking for food, luckily most were being rescued.Diane, reached out to 'Wetlands and Wildlife Care Center'. They were very helpful and told her not to feed the bird anything, since they only like fresh fish and if the bird stayed, they might make an arrangement t...

Just Sold : 0 Hillpark Dr. vacant land in the Hollywood Hills... this sale is extra special, because I had the listing years ago and we could not sell it due to Title Insurance Issues.Go figure the seller went after the Title Company and received a "settlement" from the Title Co. for not insuring the land. Years later a buyer who wanted to buy it but I told him about the issues that it could not be insured came back and wanted to buy the land.No I did not have it listed, reached out to the seller and we managed to get an agreed price and terms. The buyer had a different Title Company in mind and they were willing to insure it.So, with that said happy buyer and happy seller. Congratulations to both!Wishing you a safe and healthy life and I look forward to your comments. If you are lookin...

Speechless Sunday: Do you experiment and try out new type of food, wine or are you more of the same old same old type of person? Or should I say are you an adventurous person who is willing to try something new? Something you have not tried before? Well, I do experiment when it comes to food, wine and Champaigne to name a few.Sometimes you discover a good wine or a good bottle of Champaigne. Well, I bought three different Champaigns while Diane's friend was visiting. I guess I am not only a wine snob but a Champagne snob too. Now with that said Diane's friend liked it. Well, me not so much.... nevertheless, the name and the history intrigued me to buy it and try it. Ironically the price was reasonable too.  The name also caught my attention, clearly it was a Hungarian name...  Wishing y...

Look at this:  It looks like a nest right above one of the oranges...  just as a background one of Diane's friends of over 40+ years was visiting us.She noticed this nest and since then, I have been trying to see who visits this nest. I have not noticed anyone stopping in.The nest is very small any idea from the community what type of bird this could be? To build such a small nest is beyond me. Wishing you a safe and healthy life and I look forward to your comments. Throwback Thursdays: one of my Active Rain friends mentioned a while back, that I should post some of my mother's paintings. Well, the other day I opened one of her sketchbooks and thought I would share. The first sketch did not look like it was my mother's style. I believe she used it as inspiration. Now the other photos were very much hers.(I suspect this was just an inspiration for her)In no particular order let me share them here and Patricia Feager, ABR,CRS,GRI,MRP  posts of the flowers reminded me of my mother's sketches so with that said I thought time to share here.If you have a favorite one, please share with me here in the comments. In case you are wondering my favorite was the roses:)  Wishing you a safe and healthy life and I look forward to your comments. Another Wordless Wednesday Post: How to recycle leftover pasta... well take some fresh Shitake mushrooms, add some langostino tails, some mixed seafood both frozen and some onions, fresh baby spinach with some chicken stock or broth.Little olive oil and some butter well that is just for extra flavors and then ones the mushrooms have been sauteed and the mixed seafood is cooked as well, then add a little more chicken stock for extra liquid and flavors. If you have sundried tomatoes with oil add a couple teaspoons of it into the mix. Once all mixed and ready then add the leftover pasta from the other day and you have a new meal.Well check out the plate and I am sure you will agree with me.Wishing you a safe and healthy life and I look forward to your comments.
