Ever drive by a home with a "for sale" sign in the yard and wonder why the lawn remains unkempt or dried-out, newspapers are piled high on the stoop and mail is bulging out of the mailbox? This could be a situation why the seller's real estate agent simply cannot get to the property often due to the fact that they neither live nor work in the immediate area. Obviously, most agents are professional and have good intentions. But when hectic schedules and personal demands on time meet an extended commute, intentions are not what keep a listing property in showcase condition. Yes, there could be extenuating circumstances which may explain why details are falling through the cracks, i.e., the sellers won't pay for basic upkeep or the home is vacant and in foreclosure, but a savvy real estate...

As a seller, your No. 1 goal is to sell your home as quickly as possible at or near the listing price. In today’s market, where there is much more competition for buyers, it is important to put your best foot, or in this case, home forward because first impressions are vital. Many of today’s prospective homebuyers have busy lifestyles and are looking for properties that don’t require a lot of work. Therefore a home in move-in condition is much more attractive. Before placing your home on the market, you may want to invest in making needed repairs. First, to get started, inspect both the inside and outside of the home. Take inventory of practical and aesthetic repairs. You may want to apply a fresh coat of paint on the walls, doors, and shutters. Clean the carpet and buff and polish wood...

By Rick Bisio The Educated Franchisee  We all know who I am talking about.  They are always following the latest trends, buying the new concept car and spending all night in line to buy the latest iPod.  These folks want to be part of the ‘in crowd' and feel that there is safety in having what everyone else says they want.  They are always looking for the perfect school, spouse, church, house and business.  Most of all, they are never satisfied, always wondering if they have the best.    So what's wrong with this you may ask?  Nothing, so long as you know what you are doing and recognize the fact that chasing the latest thing, while exciting, is not always the most reliable.  Why is this?  Well let's use franchising as a case study.   There have been a number of hot and sexy concepts in...

Trojan Football returns tomorrow, Saturday, 8/30 as the USC Trojans begin their 2008 season against Virginia on the road at 12:30PM PDT. On another note, much has been written  about the concept that Localism isn't just about real estate.  It's designed as a national host for thousands of hyper-local communities.  Well here's my contribution to the non-real estate community idea. A Localism community titled .....drum roll .... que up marching band .... TROJAN FOOTBALL Fans, friends, alumni, come on down!!! It is still a great buyers market in  the Phoenix, Arizona and surrounding city areas this August 2008.  First time buyers with good credit can get into a home they would not have been able to get into two years ago.  The weather here today, August 21st in Sunny and hot.  Perfect for swimming with a temp of 108 degrees. The public schools have started and the colleges are about to start. Football will be upon us all soon.

In Loom of the Fannie/Freddy Bailout, why doesnt anyone in big media bring up the the fact that most loan officers were instructed to use websites like http://www.FAKEPAYCHECKSTUBS.com (creating documentation that never existed) to help the loan qualify through every step of the pipeline, to collect the 6 percent commission they make on EVERY deal - is it any wonder why the economy and the worlds banking system is where it is at today?

Well, it's finally done and it looks amazing! The City of Burbank has finished upgrading the street lights in the Toluca Lake area. As you can see from the photo included, the replacement lamps are lovely. Save for a few injured patches of grass, only do the look great, they are much brighter which adds to the security of the neighborhood. While driving on Riverside last week, the full impact of the improvements hit home. Glancing down Clybourn Ave., I noticed that the lamps on the Los Angeles side of the street were dim and spaced far apart while the brighter, more frequently placed lamps on the Burbank side sparkled brightly in the night. I will say once again: A job well done!
