On Tuesday, Federal Reserve Chairman Ben Bernanke said the economy appeared to be stabilizing, but warned that a real recovery is still months away."We continue to expect economic activity to bottom out, then to turn up later this year," Bernanke told the congressional Joint Economic Committee, according to a prepared statement.Bernanke cited improved sales of existing homes as evidence that things are improving. I have a little gait in my step, since this is the third area which I have been monitoring very closely and I have good news to report.  Since January every month I had good news to share with you. These are not imaginary numbers to  believe, rather they are actual hard numbers taken form the Multiple Listing Service for the month of April.  There are 58 Active listings in the MLS as of May 1st, 2009 compared to last month it is virtually identical. A couple of weeks ago, I was called to a house in Altadena, CA for a home staging consultation. We were hired to stage the home, but it wasn't your typical Los Angeles home staging...Staging Intervention (or Stagervention as my friend Laurie March likes to call it) was more like it. My assistants, Melissa and Michelle, worked on the house with me over the course of two weeks (including painting and repairs). Besides the paint crew, the carpenter and electrician, there were also 2 movers from the moving company (to move excess items into storage) and 2 furniture movers from Brook Furniture Rental.   Hancock Park (east of Highland Ave) features stately homes, duplexes, and condos. This is a great option for the rich kid who works at Paramount Studios or in the center of Hollywood. Larchmont Village, at the heart of Hancock Park, offers wonderful cafes, salons, and shopping. Back in the days of early Los Angeles society (if there ever really was such a thing), Hancock Park was the place of the rich and famous. Many of the homes in this area have a very traditional, East coast flair to them set back on enormous lots. Even if Hancock Park isn' t the place for you, I definitely recommend driving through on a Sunday afternoon. Yesterday I was on a mission to find a well priced house that is move in ready for under $875,000. Let me tell you, it was slim pickings out there. Without exaggeration, it seemed like every house I stopped by looked like an old lady had died in it and literally smelled just as appealing. My friend was joking with me, asking if "they could at least light a candle" in some of these places to get rid of the smell of moth balls and Metamucil. In any event, the search came up empty. This was a very controversial topic, and many of my readers had strong opinions on one side or another of the issue. Great news! I am happy to report that we are now able to do loans with the new and updated Fannie Mae mortgage limits! Those of you in the LA and Orange counties along with the Bay Area, you can now get the higher loan amounts for fixed and ARMs! For some ridiculous reason people on Philadelphia that can afford the higher amounts, you can only go to $420,000. Just plain dumb!

The State of California and Los Angeles County took another big hit today when the Los Angeles Board of Education voted to lay off as many as 5400 teachers and support personnel for the upcoming school year.  This is another blow to the educational system in the LA area.  LAUSD employees protested outside the meeting today, to no avail.  LAUSD is the second largest school system in the United States.  There is a $596 million budget shortage for the next school year.  One ray of hope from the day...  the board voted to save the jobs of over 1900 elementary school teachers using stimulus funds from the government.
