I read an article in today's Los Angeles Times, by Lew Sichelman in which he talks about the need to make sure, as a homeowner, you have adequate insurance coverage. Mortgage lenders require a basic homeowner policy to cover the property and are likely to foreclose on the borrower if they refuse to carry the insurance. Some recommended additional insurance coverage is: Flood.  Even if you don't live in a flood area, just a few inches of water in a heavy rain season can lead to damage.  Apparently the No. 1 natural disaster in the country is flooding.  The National Flood Insurance Program offers insurance up to $250,000, and it is not that expensive.  Umbrella.  If you are ever sued, for whatever reason, your homeowner policy may not cover a unsuccessful outcome. To avoid losing your hom...

“The first and worst of all frauds is to cheat oneself”... Philip James Bailey Let's just deal with this. Moral fraud might be the hidden crime that nobody knows how to address in the real estate industry.  In real estate circles legal fraud is often associated with predatory lending and the misleading tactics of banks in persuading investors and potential homeowners to purchase bad loans. Fraud is defined as an intentional deception made for personal gain or to damage another individual. In order for an act to be considered fraud under common law there are certain criteria that must be met. Basically, a fact is presented and then proven to be a false claim. Many people make false claims in ignorance, but the difference in a fraudulant claim is that speaker of the claim acknowledges the...

Vegas Bob sure misses the colors of Summer!  I was thumbing through so of my pics I shot over the Summer of flowers and came across some that sure made me miss the colors of Summer.  These pics were shot in Los Angeles in June and they are so vibrant with colors they look edible.  I am looking forward to going back to LA and taking some photographs of some flower ware houses this Spring, so until then enjoy what I have to offer here!  All these flowers were growing in one of the parks around LA.  All these photographs were taken by Robert Swetz (Vegas Bob) and please don't duplicate, "Thank You"  I really like the way the rose is suspended in the pic below!

If you are trying to close an escrow in Southern California right now, take advantage of your sunny days. An El Nino advisory was issued in California and the wet winter could cause delays in your real estate transactions and slow the real estate market in Southern California even more than currently it is. Anyone who lives in Southern California will attest to the fact that when liquid falls from the sky something magical happens. People in Los Angeles forget how to drive, show up late to work, or decide to take off for "rain days" in order to fully appreciate this rare occurrence... Realtors are not exempt. The slowest office days in any real estate office in Southern California will be rainy days. Here are some not so obvious reasons why heavy rains in Southern California will the sl...

Many American homeowners are eager to gain advantage of the new government’s initiative in improving the mortgage related credit facilities, and make it easy for the homeowners to pay their dues, as well as make sure the creditors don’t suffer a significant loss. The home mortgage sector is expected to improve because of this “stimulus” plan. Obama’s mortgage refinance plan popularly known as “Obama’s mortgage stimulus refinance plan” is primarily designed to help homeowners find ways to “save” their homes. There are many feasible ways for worried homeowners to retain the ownership of their assets. Some can choose for home mortgage refinancing, while some may opt for mortgage loan modification. The main features of the proposed stimulus plan include: The Federal Government will set up ...

Virgin Galactic - Making Science Fiction A Reality It's incredible to appreciate that we're living in such a technologically exciting time. Take a look at the picture above.  No, it's not an image from a new science fiction movie, but rather Virgin Galactic's $200 Million spaceport currently under construction in New Mexico. According to Virgin's website, "The low-lying form is dug into the landscape to exploit the thermal mass, which buffers the building from the extremes of the New Mexico climate as well as catching the westerly winds for ventilation. Natural light enters via skylights, with a glazed façade reserved for the terminal building, establishing a platform for the coveted views onto the runway." Today, Spaceship Two was officially revealed at a presentation in the Mojave De...

Deciding to Sell You've probably already considered your personal reasons for selling. Now you need to take into account the other factors involved, such as market conditions, your property's value and tax implications. Unless you're locked into selling your home (e.g., you've already accepted a job offer in another city), it's a good idea to look at the whole picture before deciding to sell. Assessing Market Conditions There's a rule of thumb to keep in mind when deciding to sell your home: Your home is only worth what a qualified buyer is willing to pay at the time it's on the market. The current real estate market fluctuates based on supply and demand, interest rates, general economic conditions, and other factors. The same house may sell for more or less under a different economy. ...

Testifying before the Housing Financial Services Committee yesterday, Secretary of Housing and Urban Development (HUD) Shaun Donovan announced possible policy changes for Federal Housing Administration's (FHA) borrowers.Rising defaults on FHA loans have led to the FHA's cash reserves falling below federally mandated levels. FHA officials hope that policy changes will ensure borrowers have a stronger equity position and are less likely to default.Proposed changes include:· Raising the minimum credit scores requirements: Currently borrowers with FICO scores as low as 500 may qualify for an FHA-insured loan. The new minimum credit score has yet to be determined.· Increasing down payment requirements: FHA borrowers currently can put down as little as 3.5 percent. A proposed change would rai...

The guidelines are designed to encourage the use of short sales, transactions in which the borrower with lender approval sells the home for less than what is owed on the loan. The program also makes it easier for borrowers to voluntarily transfer ownership of properties through a "deed in lieu of forec...

Designed for Herman Miller by Yves Behar, creator of such remarkable designs like the Aliph Jawbone headset or red Toshiba laptop, the Leaf personal light is setting its own standards on the lighting market. It is the first LED fixture that can provide both cool and warm light. As such, it uses only 8-9W (40% less than a 13W compact fluorescent lamp). It allows for 60,000-100,000 hours of use, which is about 8 times more than a conventional light bulb. The LEDs usually generate significant amount of heat, but the Leaf is cool to the touch thanks to a special heat distribution system in the body of the fixture. You can switch between cool light (task lighting) and warm light (mood lighting) and adjust the level of light by just sliding your finger. The Leaf will even remember the last...

Downtown Los Angeles is rich in history and architecture and many Angelenos have not discovered its hidden treasures. This is the second in my series of Downtown Los Angeles.  Apologies for the poor camera work, something I need to improve on. There are so many places that make you feel that you are anywhere but L.A., or even the U.S. Figueroa Hotel, built in 1925 in the Moorish style, this boutique hotel is close to the Staples Center and within walking distance to the business district.  Stepping in from the street you are in another world.                                         The new L.A. Live entertainment complex is not yet completed, but already is a popular destination.  It is a venue for sports, theaters, broadcast studios, restaurants, music clubs, hotels and bowling. It wil...

While others plotted their post-Thanksgiving pre-dawn assault on big-box stores touting flat-panel TV bargains, Kirk and I eschewed such banal pursuits in favor of more sensory pleasures! The day after a thoroughly wonderful Thanksgiving hosted by long-time friend, Cathy Colbert, in her darling Redondo Beach condo, we rose leisurely to a lovely breakfast. Although I ignominiously shattered her glass coffee carafe—still trying to figure out how it happened—Cathy graciously forgave my klutziness and the morning remained unmarred.Five of us carpooled along the gloriously empty LA freeways—405 to the 105 to the 110 to the 10. Can’t resist the litany of numbers, an immutable fact of life in Los Angeles! I’m reminded of my commuting days from Orange County to the downtown Bullock’s in my earl...

Downtown Los Angeles at night is a hidden treasure that most Angelenos have yet to discover. Tonight I visited the Checkers Hotel with its rooftop swimming pool.  The Checkers, now Hilton Checkers, is a historic hotel dating back to 1926. It is the only 4-diamond boutique hotel in Downtown L.A.  The view from the rooftop is stunning at night and I am sorry I am not a better photographer to have captured it.  The art deco building in front is The Los Angeles Central Library, the third largest in the nation, and probably the most beautiful. It was built to resemble ancient Egyptian architecture and the central tower has a tiled mosaic pyramid.Pershing Square, in front of the historic Biltmore Hotel, is now the site of  an outdoor skating rink - yes, skating in Los Angeles. This will be op...

Looking for cage-free dog day-care or boarding in Los Angeles, The Loved Dog provides a wonderful environment. Run by Tamar Geller, trainer to Oprah Winfrey's golden retriever puppies, The Loved Dog is a wonderful place to house your dog while you are at work or away from town. I visited the facility on Pontius Avenue in West Los Angeles and couldn't draw myself away.  The dogs were running around having a great time.  The employees seem to be having a ball also. The larger dogs are separated from the smaller ones, but the small dogs with big personalities join the large ones.  It is adorable.  The Loved Dog also provides non-aggressive play training techniques approved by the U.S. Humane Society.  Another nice feature is pick-up and delivery of your dog.  For more details visit The Love...
