As a Realtor in Los Angeles I often go on listing presentation, yes being in the business for 25 years in the local market this is not unusual. I was given a referral lead where the client was considering listing and selling her home.Well I got there and she informs me that there was an agent that told her that he had a buyer who missed out on many opportunities because they got out bid....Now with that said I was asked what the value of her home was, I was about $25-$50k above the offer price. I could have had the listing if I used Real Estate Poetry and said their house should be listed $150k above the price... but I did not.  So with that said who will get the listing? Stay tuned. No I did not get the job yet... time will tell    Wishing you a safe and healthy life and I look forwar...

Deragatory Waiting Periods for  Conventional Loans Part Two! Just in case you missed part one here is a link for you (Deragatory Waiting Period Part One) My good friend Robert Bob Gilbert  asked What are Exenuanting Circumstances for a Foreclosure:Well according to FANNIE MAE here is the answer: Extenuating circumstances are nonrecurring events that are beyond the borrower’s control that result in a sudden, significant, and prolonged reduction in income or a catastrophic increase in financial obligations. If a borrower claims that derogatory information is the result of extenuating circumstances, the lender must substantiate the borrower’s claim. Examples of documentation that can be used to support extenuating circumstances include documents that confirm the event such as a copy of a di...

What are the derogatory Credit Waiting Periods for Conventional Loans? There are many people who had financial difficulties at the downturn of the Market. Now they are starting to get back on their feet and they are not sure and would like to know how long they have to wait until the derogatory credit comes off their credit history and start reaping the benefits of a better credit rating which in turn translates to getting a loan at the better rates. Some people have had legitimate issues why they faced Bankruptcy or a Short Sale and some had just received bad advice and thought these actions would save them from financial ruin in the short term. Never the less now they are in a better place financially.Just on a side note, sadly, not all individual home owners were properly briefed on wh...

Have you heard that Haggen is in Chapter 11 Bankruptcy? An economic mystery or puzzle! The Grocery Store Wars in the greater Los Angeles area just had another battlefield casualty.Well let me back up, we used to have a grocery chain called Albertsons relatively good priced items great competition to Ralphs and Vons in our greater Los Angeles area. Then around March we noticed all the Albertson signs disappeared and were replaced by Haggen Signs. So I decided to check out the new Haggen Store. The layout did not change, the employees were the same ones who worked previously for Albertsons. There were a few additions, more upscale seafood department and a larger selection of vegetables. Clearly I saw a new potential to focus my shopping. I was puzzled, why they did not do an upgrade of the ...

Do you know the difference between Propositions 60 & 90?   If you and/or your spouse is 55 years and older and considering buying or selling a home you should consider this as a must read!   These are California constitutional tax initiatives which allow senior citizens to transfer the base value from their current home to a replacement property provided certain requirements are met. This in turn translates to substantial tax savings, similar in some respects to a 1031 exchange provided the eligibility and qualification requirements are met.   The biggest difference  between Proposition 60 and Proposition 90 is that Proposition 60 is geared for transfers of property within the same count (intra-count) vs. Proposition 90 which relates to transfers from one California county to another (i...

Great News! Congress passed a compromise bill to reinstate the FHA loan limit to $729,750. This limit is important to high-cost areas, such as Los Angeles and Orange counties. This increase is expected to become law and will be in effect for all FHA loans funding through 12/312013. Keep in mind the unfortunately only affects the FHA loans. The good news is if you are a buyer in the $700,000-$900,000 price range now you are not shut out in the ability to purchase a home. session of Congress tonight. (Photo by Pablo Martinez Monsivais / AP   At this time the conforming limits for Fannie Mae and Freddie Mac loans remains at $625,500. Why the politicians did not include this in the same move is beyond me. I am just grateful that every little bit will help on moving the market forward. If yo...
