1938 & 1942 Phillips Way, Highland Park, Los Angeles, CA PENDING!!!  Lately all transactions have challenges when it comes to vacant land! We were a few days from closing and then the Title Co informed us that that they will not insure the property. Now drama and then more drama... we contacted at least 19 other Title Companies the same answer.  The good news is that we managed to find a reputable big name Title Company who was willing to insure the property, but they had special and extra requirements. Yes you guessed it at an additional cost and time...Keep in mind the seller is in a different country, the good news is there is an American Embasy nearby and documents that needed to by signed got signed in the presence of the American Vice Consul.
