There are times buyers come up with "reasons" to get out of a Transaction and when we do not afford them the opportunity to get out, then they look for "other reasons" until we realize that, the "reasons" are just excuses. Never the less, people change their minds. In this instance the buyer was waiting since the beginning of September for the seller to clear Title. Ironically a few days before the Title was going to be certified. The buyer wanted out. I guess too much time went by and the buyer continued looking for other properties. The buyer's daughter shared with me that they found another property for a lot less money.Well congratulations to them. During the Holiday we managed to take care of all the negotiations and both buyer and seller left the transaction amicably. Now with that ...

0 El Rosa DR GLASSELL PARK ,CA. 90065 Just Sold another vacant lot... This lot had many challenges, first there was a dirt road that needs to be improved, then the hillside needs to be fortified and then the usual Hillside Ordinance approval process that could take twelve to fifteen months.  The buyer is a developer and is used to the challenges I listed above. Then came numerous surprises, there were two leans that have not been cleared off the Title so the Title Officer and the Escrow Officer had their hands full. Never the less with all these challenges the buyer was patient. Then on top there were Fire Department leans as well.Clearly the buyer understood that it was worth waiting for, this fantastic hilltop location  which offered breathtaking views of the mountains and Eagle Rock a...

Los Angeles' Glassell Park area is still one of the most affordable sections of LA. Glassell Park falls into the 90065 zip code. Due to the massive price increases all over LA this area has become what some people might call the Last Frontier of Affordable Homes in Los Angeles. Well instead of me telling you let's look at the Market: As you can see the inventory is vry simmilar to last year during the same time period. This of course is a good sign.As I look at the Days on Market, I do not need to see I am confident just based on the above numbers that the Prices must have increased dramatically year over year!   Just as I anticipated the prices have inceased almost 20% from last year. This will insure me that my vacant land in the area will have a buyer soon. Lack of inventory and ...
