The Brentwood , CA 90049 Single Family Market Trend report is published.... as many who remember 22+ years ago Brentwood was forever placed on the map for everyone  to focus  on. The infamous Murder and the subsequent infamous Trial of O.J. Simpson. Since than many gallons of water have passed down the Los Angeles river.  Since than other colorful residents have come and gone, but Brentwood remains to be a very desirable place to call home.   Inventory of homes remains tight and as you can see that is a classic sign of numerous challenges for buyers as well as  buyer's agents.  When I see Pending Sales being this high, I dread the fact that it will continue to remain a challenging process to find homes for future buyers and I look forward to the opportunity to be on the Listing Side ins...

The 90049 Condominium Market Report is published. Many people think that the Brentwood part of Los Angeles consists only of Single Family Residence. There is a thriving Condominium Market as well. This of course is fueled by the fact that Brentwood is so convenient to Century City, Beverly Hills and Santa Monica as well. Then of course there are a great many investors who like the idea of the close proximity to  the UCLA Campus, which in turn generates high rental income due to the shortage of on campus housing. Now with that said as you can see that the Sales continue to rise year over year and the trend is favorable. The Median  Sales Price is usually a very telling statistic. Please check it out:  As you can see there has been some dramatic increases in the past three years, almost 20...

Due to all the Internet attention to one high profile buyer all of a sudden there has been a great deal of interest by Relocation Clients wanting to live in Brentwood, CA the suburb of Los Angeles aka the 90049 zip code. Now with that said let us look at the numbers:As you can see the Media Sales Price is relatively stable compared to last year at this time.Inventory is increasing hence there is more choices and that is a very good thing if you are a buyer. Even though the Days on Market is increasing it is still very much a sellers market when a property is in Escrow under 30 days in this price point. So as a potential buyer you just need to be grateful that you have more homes to choose from but not to negotiate too aggressively with the seller or you will miss out buying a home in the...

The Median Household income is just under $193,000.00 needless to say that is the one I will discuss here. Some of the more famous or should I say infamous residents that put this quiet part of Los Angeles in the news forever... well let's just say he was a Professional Football Player. Yes you guessed it it was OJ Simpson. Now that his infamy is fading into history there is a new resident that has attracted a lot of Internet Buzz.Well let me digress he has over paid on his home by about $2 million plus according to his own Zestimate. Yes  you guessed it, since April of this year Spencer R. the CEO of Z has called his ...
