  Lakewood Park Homes Sales Report for September 2014       September being the last month for the peak selling season ended on a down note for the Lakewood Park area of Lakewood CA.  Homes sales dropped by 38% month over month with 16 closed escrows.  The average days on market for the month was 61days up from August which had averaged 40 days.   The average sales price for the neighborhood did drop but not by much, just a few thousand dollars, which averaged out to $472,731.   The affordability factor soon will be an issue for this area of Lakewood though it is still thriving.   Lakewood Park Homes Sales Report for August  2014   Hot and Affordable are the key words which would describe the real estate market for Lakewood Park.  Because of its location and home value buyers are flocking into this area of Lakewood to purchase a home.   August saw 26 homes sell and presently there are 21 pending home sales and 5 properties have already sold for the month of September.  In the previous three months the number of home sales were: May-30 sales, June-14 sales and July-20 homes sales.   Home prices for the month ranged from $320,000 up to $599,000 with the average days on market (DOM) figure at 40.  Now there was one home which had sold for $757,500 but this is not the norm for this area which can also be applied to the home which sold for $320,000.    A reminder th... 09/07/2014

  Lakewood Park Homes Sales Report for July 2014     Lakewood Park regained some moment in July after having experienced a very strong month of May with 30 sales only then to have 14 homes close escrow in June.  The interesting part of this is that many of our local neighborhoods both in Lakewood and Long Beach experienced this same trend as to a drop in sales during the month of June.   There were a total of 20 sold homes for the month of July with prices ranging from $370,000 up to $710,000.  As you know in real estate there are always reasons for homes selling at the lower spectrum of pricing which are mainly due to either the condition of the property, living space limitations, being sold in its original condition with no upgrades or if it was sold as a distressed property.   Even m... 08/10/2014

Lakewood Park Homes Sales Report for June 2014   During the month of June homes sales in Lakewood Park took a nose dive.  In May a total of 32 homes closed escrow, but for the month of June we only saw 14 homes sell.  The graph below will illustrate this for you and this is some what interesting to have happened during peak selling season.  I should point out that this year's June numbers mirror last year's June numbers.     When viewing this data you begin to wonder if weak employment recovery, income stagnation and job insecurity for the middle class is now creeping into our area.  We also have to take into consideration if the tight lending guide lines are now creating issues for the home buyer.  When looking at the graph below (which goes back six years) you can see the historical ... 07/10/2014
