Glass Beach – Fort Bragg, Mendocino, CA   This is a beach covered with sea glass that was created from years of dumping garbage into an area of coastline, near the northern part of the town. The pounding waves throughout the years have broken down and polished the glass.  It's a must see.  An annual Glass Festival is held annually on Memorial Day weekend.  01/15/2013

For decades there has always been a difference of opinion with  homeowners and an appraiser when they need that critical number to match the refinance package that is underway with their lender. The appraiser value opinion is only 1 opinion...but guess what, it's the opinion that counts with your lender. Here are some ways you can sabotage yourself: 1) Leaving the home untidy. Having an un-kept exterior or interior can cause an appraiser to decrease the value somewhat. Reminder owners - curb appeal is also important for an appraisal. Ever since the national pundits called the bottom of the market early in 2012 buyers have come out of the proverbial woodwork. Currently in Laguna Niguel there are only 157 active listings of all price ranges. There are 106 active detached homes as of the end of June. First Time Buyers Left in the Dust When I lived in Denver Colorado we had a saying that went like this, "If you don't like the weather - wait ten minutes." That was a reference to how fast the weather could change. I am hoping that the current market changes again quickly to help first time buyers.
