The home closing process and afterward in Orange County CA In any business, but especially real estate, it is possible to take for granted that the customer knows some basic things that Realtors deal with every day, but is not generally well known by those who only buy a home once every 5 to 10 years or longer. The Home Closing Process: Before coming back to Orange County, I sold residential real estate in another state which did "table closings" where both buyers and sellers were at the closing table. Buyers would bring a cashier's check for the down payment and all paperwork was handled by the title company closer. Keys were usually transferred at that time. As long as it was a smooth transaction the closing was a lot of fun. For an experienced agent you can count on in the OC, call ...

NAR has designated September as Realtor Safety Month. There's no time like the present for some safety tips. Most of us will hold an open house at one time or another, so it's a good idea to follow some safety guidelines so we don't become a victim of crime. Open houses are a great way to meet new buyers and expose your listing to the public, but they can be a target for criminals. Here are 10 Tips for Holding a Safe Open house: 1. If possible, have at lease one other person working with you at the open house. 2. Check the strength, signal and the battery life of your cell phone before the open house. 3. Upon entering the house, check all rooms and select several "escape " routes. 4. Make sure that escape routes through the back door do not prohibit your escape from the back yard....

If you want to know what happened 30 to 60 days ago in real estate read the newspaper. If you want the pulse of the market talk to a Realtor®. The OC Register last week garnished the front page with a giant “O.C. Housing Market Red-Hot” headline. I think this columnist is late to the party, or maybe I don’t understand her definition. Since the interest rates increase started on “black Wednesday” June 19th, rates have risen over one point the market has “cooled” substantially. I do understand that the columnists are reacting to housing reports produced by NAR and released after the fact. “Robust supply of homes leads to 42% sales increase” the article says. Actually supply was LOW until the rates went up and NOW supply is increasing as escrows drop. Those in the trenches realize t...

I received this from an agent at my company, and thought it was too important not to share. ATTORNEY'S ADVICE - NO CHARGERead this and make a copy for your files in case you need to refer to it someday. Maybe we should all take some of his advice! A corporate attorney sent the following out to the employees in his company:1. Do not sign the back of your credit cards. Instead, put 'PHOTO ID REQUIRED.'2. When you are writing checks to pay on your credit card accounts, DO NOT put the complete account number on the 'For' line. Instead, just put the last four numbers. The credit card company knows the rest of the number, and anyone who might be handling your check as it passes through all the check processing channels won't have access to it.3. Put your work phone # on your checks ins...

The Rate Rush is Over and Home Buyers Rethink Their Positions Real estate is local. Here in Orange County CA we seem to be ahead of the curve. Whatever I read about on a national real estate scene, it seems like we have “been there and done that” in the OC. Here in the OC the push to buy homes before the rates went up is past and buyers are rethinking their positions. This weekend at an open house I had two telling experiences. My listing is fairly priced and on the market only two days. A cash buyer made a verbal offer at about 6% off the price and a young couple said to me that it would cost them $500 more per month to buy this house than it would have a month ago. Home buyers in Laguna Niguel and Dana Point rushed to get that much-desired home and lock in the all-time low rate...
