Most of our generation of 50+ was HOME SCHOOLED in many ways...   1. My mother taught me TO APPRECIATE A JOB WELL  DONE . "If you're going to kill each other, do it outside. I just finished cleaning."    2. My mother taught me RELIGION. "You better pray that will come out of the carpet."   3. My father taught me about TIME TRAVEL. "If you don't straighten up, I'm going to knock you into the middle of next week!"   4. My father taught me LOGIC. " Because I said so, that's why." 5. My mother taught me MORE LOGIC . "If you fall out of that swing and break your neck, you're not going to the store with me."   6. My mother taught me FORESIGHT. "Make sure you wear clean underwear, in case you're in an accident."   7. My father taught me IRONY. "Keep crying, and I'll give you something to cr...

Old Fashioned Candy Store In Laguna Niguel | Powell's Sweet Shoppe   I first learned of Powell's Sweet Shoppe in San Luis Obispo when my daughter was in school at Cal Poly. My first visit to see her included a nice tour of the city and she was so excited to show me Powell's Sweet Shoppe. Last Christmas I realized we have one right here...in Laguna Niguel.  Entering Powell's Sweet Shoppe is like walking into a scene from a children's movie...like Willie Wonka's Chocolate Factory. The aroma hits you right at the front door. It's the smell of chocolate and childhood. The Shoppe is full of brightly colored candy of all kinds. Specialty, novelty and well known options for a sweet lover of all ages is presented by friendly staff. My goal was to fill the advent calender with a different candy ...

Home Sellers - Don't Be a Statistic This Year!   Homes Sellers in Laguna Niguel, Dana Point and Aliso Viejo should avoid making it on this chart. See below. This is a graph of "Off Market Home Listings" for Orange County CA in 2014. The Blue Color graph is tracking homes that did not sell and came off the market in 2014 and the Orange Line tracks homes that came OFF the market in 2013. This is a chart of which you do not want to be a part. The most common complaint I hear from home sellers who are lingering on the market is how much work it is to prepare, clean and vacate their home for showings. It is not fun. It just goes to show that pre-list preparation and proper pricing are key to accomplishing your goal which is to sell your home for the most amount of money in the least amount o...

CMA - The Real Estate Acronym. All industries have their own acronyms. The “CMA” acronym is used by Realtors all the time and not always recognized by the public. It stands for “Comparative Market Analysis” and is provided to home sellers to aid in determining a listing price. It is almost the same as an appraisal. Appraisers are looking at past history for the last three to six months of home sales. The Realtor CMA is looking  at past sales, current pending sales, expired listings (which did not sell) and similar active listings which we call “the competition”. In addition a seasoned Realtor is making an educated guess at where the market is going in the next 30 to 60 days.   Real Estate Contracts RPA is an acronym we use in California. RPA stands for the “Residential Purchase Agreeme...
