Once in a while you come across a restaurant that really can claim to be unique, a dining establishment that has a welcoming, old world ambiance that looks like it has been there for a hundred years. Postino is such a place. It had been a while since Sylvia and I had dined at Postino and it used to be one of our favorite restaurants. Unfortunately, on more than one occasion, we were less than impressed by the meals we had and given the fact that this is not an inexpensive restaurant, we felt that our expectations were perfectly reasonable. What prompted us to return was the realization that Postino had a new executive chef in the form of Stewart Beatty who was promoted from Chef de Cuisine, a position he had held since 2006. I was recently contacted by a journalist desiring information on the state of the higher end segments of the East Bay Region. It was an informative and interesting exercise where I conducted research into the 2007-2010 performance of select areas. Lafayette, Moraga & Orinda details are analyzed below. It is encouraging to see some trends in the market comparison. Morning Economic News: Import Price Index year over year beats expectations, Beige Book is due out later this morning ( hopefully with no surprises). A Wonderful Weds Morning to all, Economic News this morning: Core CPI ( measurement of inflation) flat, Building permits under expectations, Housing Starts lowest in last 18months. Core CPI shows the smallest increase since 1957= concerns with deflation and why the FED started QE2 to help try and move the economy. Have a great day!

Before we go to Lafayette, I have to tell you that I walked into a real estate office a few months ago and was talking to the "floor person" and when I asked if she had done any 203k loans she proceeded to tell me that it was an FHA loan and the home prices in her area were well above the loan limits for FHA buyers. She was under the impression that with median homes prices in the mid $200,000 range FHA doesn't go that high. This is important why? In Solano County where she was the loan limit is $557,500.. she was surprised.  Now lets go to Lafayette where the FHA loan limits is $729,750, yes indeed. Does that surprise you? I hope not. It has been this way for a couple years now and when it does surprise someone it astounds me. That means you can have a sale with FHA financing at $756,0...

Renovation loans are here to stay in Walnut Creek CA I'm having so much fun with this I can't believe it. We are seeing 1960's prices and investment possibilities. I took a look at a home the other day in Walnut Creek and found a deal. I was hired to do a feasibility analysis and did that. In doing so I found out the listing price of this home in a nice neighborhood and what it would cost to fix it up to the HUD MPS (Minimum Property Standards) These are primarily health and safety issues and will the home or 2-4 unit building appear to last as long as the 30-year mortgage that is being placed on it.    Lafayette CA Short Sales- The Long Term Effect Of Foreclosure  Two years ago I had a client who declined the terms of their short sale and let the property go into foreclosure.  They were advised by an attorney that this would be the better option.  They could declare bankruptcy and everything would be fine.  Yes, surprisingly, the same attorney did their bankruptcy for $2700.
