Ladera Ranch Real Estate  Market Snapshot September 20th, 2010.   (DETACHED HOMES) 15 Closed Sales: Two-thirds of the way through September 2010 and 15 detached homes have sold in Ladera Ranch (including Covenant Hills).  Of the 15 homes sold 3 were bank-owned, 4 were short sales and the remaining 8 were standard (equity) sales. These numbers are fairly consistent with last month's Market Snapshot August 19th, 2010.  One more sale overall and an increase in the number of short sales from last month to this month. 29 detached homes sold in Ladera Ranch last month; a significant jump up from the 18 sales in July 2010. August sales ranged from $425,000 for a 1,600 square foot (3 bed/3 bath) standard sale in the Surrey Farm tract to $1,390,000 for a 4,610 square foot (4 bed/5 bath) bank- owned home in the gated Covenant Hills area. There were a total of 6 bank owned homes sold and only 3 short sales in August. A jump up for bank owned sales & a pretty sharp decline for short sales.
