Homebuyers left out in the cold in California real estate.  Consider a game of musical chairs, where the chairs represent single-family residences (SFRs). In this game, the music plays and everyone dances around, looking for a chair to snap up at the right moment. But there is a nasty twist.       THE NEW CLUBHOUSE AT La Quinta Country Club, was the setting for the FIRE & ICE BALL last weekend!  With 200+ attending the event was an amazing success-- decorations of ice scultures and blocks of carved ice on each table with candles glowing created a magical setting.  It was held in the Eisenhower Pavillion-- with entertainment by Mike Costley and his Band... For dinner we were treated with a Poached Lobster and Pear Salad, and a Truffle-Mushroom encrusted Filet-- followed by an enticing Chocolate Truffle Bomb! To cap off a perfect evening, fellow Member Andy Williams sang some his favorite numbers.... Thankfully after a few years of a collapsed Real Estate market we are starting to finally see the tides turning slightly.  I admit this is not a giant leap upward, but hey Rome wasn't built in a day right?  Here in our boutique style La Quinta office we have experienced a shift that we are welcoming.  Clients are back out looking, and serious. Presenting a "clean" offer.  I presented an offer this week and got a response that I often do from the Listing Agent.  "What a professional, clean offer!"  I am always a bit stunned and even think they are exagerating when they make this statement.  Why wouldn't an agent present a clean, professional offer when they are representing a Buyer for a property..and most importantly, when it is their job??I have been on the other end, of course, and went back through some of my most poorly presented offers..you know the ones.  Sloppy, ilegible writing, dates all messed up..on and on.Here's what I've come up with.. Cover Letters with the date, property address, MLS #, agent's name and company. Cover Letter must list all the enclosed documents..including Disclosures Review each document BEFORE...
