It looks to me like we are moving back to a 'regular market' here in La Quinta, California. Over half of our listings are 'regular sales,' not short sales or REO sales. Buyers and sellers both are more realistic on there expectations and are ready to act. When showing homes, I can usually find 6-7 homes to show, not counting short sales. The homes are usually alittle higher than the buyer wants to pay, but do meet their expectations. It seems to me in most 'regular markets', the buyers want alittle more than they can afford. The good homes that are priced right are selling fast- in a week or less. There are still agents listing overpriced homes and they are sitting. The past 3 weeks our team of 12 agents - The Lori Bowers Group - has been going on 3 mornings of home tours each week. We usually view 6+ homes after our meeting each Monday. For the Past 3 weeks, we have been going on Monday, Thursday, and Friday. It is fun to go view homes with other Lori Bowers Group agents and get their input as well as it is economical to ride together. The agents are taking turns planning the tours. Last Friday The Lori Bowers Group viewed an amazing home and went back to the office and told an agent who was not on the tour. She had a client who she was showing homes to for the 2nd day in a row. Yesterday was the annual seminar for realtors on the state of real estate in Coachella Valley. La Quinta and Coachella Valley as a whole have decreased about 30%+ in the past few years. The prediction is that the values and sales will increase aboput 2% next year. It appears we are in a slow recovery. I have been feeling optimistic as the prices seem to have held the same since about March 2010. Our sales were strong through July. August and September were slow and have been been picking up consistently in October and Novemeber. I hear this questions alot in La Quinta, California. La Quinta is a small town of 30,000 which is part of the Coachella valley with approximately 280,000 residents year round and as many as 400,000 from January through April. Many visitors and my family and friends from other areas want to know what people do who live here. We tell them there is so much to do and explain it to them. Just this weekend here are a few events and activities that occurred. 1. The Palm Springs Air Museum had a free day on Sunday. 2. Old Town La Quinta sponsored an Art Under the Umbrellas with over 70 booths on Saturday. 3. Sunday was the Farmer's Market in Old Town La Quinta. 4. Ronnie King Productions, a music producer of Los Angeles, is feauturing 3 bands from 1-4 PM today. There will be food, wine, margaritas, a BBQ, in addition to a silent auction of spectacular items including tickets to the LA TV shows of Dr. Phi and The Doctors. The goal is to collect over 100 pairs of shoes for children in Coachella, California for the Valley Missionary League. The Lori Bowers Group Paradise properties has been very procative on learning all of th ehomes for sale in our area. We are taking turns to plan team caravans 3 times a week to view homes. Each team member picks and area and researches the homes for sale. Team members meet at 9AM at the office and drive to 8-10 and view them together. We are able to get feedback from the agents which is very helpful and we all know the homes for sale in our area. This week we visited PGA West, Indian Palms Country Club, and La Quinta Cove. Art Under the Umbrellas Saturday, November 6, 201010 am. to 4 p.m."Art Under the Umbrellas" is a diverse collection of 70+ artists exhibiting their original creations along Main Street in Old Town La Quinta. Recent statistics from the California Association of Realtors show that homes sales rose 5.2% in September over August because sales under $300,000 pushed down the median prices. The median price of $169,320 was down 3.3% from August. Greg Berkemer, the California Desert Association or Realtors executive vice president said prices declined in September while sale improved because 81% of sales sold for less than $300,000. 18% of sales sold for less than $300,000. Only 1% of sales sold for more than $500,000. The current inventory of homes for sale is approximately 5,969 and is about 200 properties more than last month. There are more than 3,500 realtors in the Coachella Valley - Palm Springs to Coachella.

Per, John Husig, a longtime Inland Empire economist speaking recently at the Coachella Valley Economic Summit in Indian wells, the Coachella Valley economy will not improve until the housing situation does. The Coachella Valley posted 42,607 home sale transactions from 2004-2007. That represents 43.7% of the valley's total inventory of 97,471 homes. Of those transactions, 76.5%, or 74,562 are considered 'problem' homes - the owners owe more than the homes are worth. There may be 38,816 homes that have yet to move through the short sale or foreclosure process. Over one-half og the current sales are foreclosure or short sales.
